Elastomeric & Silicone Wall Coatings for EIFS, Stucco, Concrete & Masonry
Commercial Elastomeric Coating Contractors Nationwide
Elastomeric wall coatings are thick, flexible waterproof coatings applied to the exterior walls of commercial buildings. Unlike paint, which cracks as soon as the wall moves, an elastomeric coating stretches with the building and bridges hairline cracks, so water cannot get through. They protect EIFS, stucco, precast and poured concrete, brick, and block, and they come in a wide range of colors, so waterproofing the walls also refreshes the look of the building.
Presto Restoration has applied elastomeric and silicone wall coatings to commercial buildings across the United States since 1998, from high-rise offices and condominiums to hospitals, hotels, and historic structures. Every coating project starts with testing and surface preparation, because a coating is only as good as its bond to the wall. Wall coatings are a core part of our commercial waterproofing and facade restoration programs.
OUR WALL COATING SERVICES
Elastomeric coatings go on many times thicker than paint and stay flexible for years, stretching and recovering as the building expands and contracts with temperature. That flexibility lets them bridge hairline cracks and keep wind-driven rain out of the wall. Presto applies elastomeric systems to stucco, EIFS, concrete, and masonry by brush, roller, or spray, depending on the surface and the project, working from rope access, swing stages, and lifts so the building stays open.
EIFS, or Exterior Insulation and Finish Systems, is a layered cladding of insulation board, a mesh-reinforced base coat, and a decorative finish. It insulates well, but it cracks at windows and joints, and once water gets behind it, it can soak the wall and lead to mold. Most EIFS warranties run about 10 years. Presto repairs cracks and damaged areas, replaces failed sealant at windows and panel joints as part of our commercial caulking work, and then coats the EIFS with an elastomeric finish that seals the surface and moves with the building.
Stucco is cement-based and naturally porous, and it develops hairline cracks as it ages and the building settles. Each crack is a path for water into the wall. Presto cleans the stucco, repairs cracks and damaged areas, and applies a breathable elastomeric coating that bridges small cracks, keeps rain out, and lets moisture inside the wall escape as vapor. Textured coatings can match the existing stucco finish, so repairs disappear under a uniform color.
Historic stucco and plaster facades need coatings that protect the original material without trapping moisture inside it. Presto tests the existing surfaces and coatings first, repairs damaged areas with compatible materials, and selects breathable coating systems that protect the facade while preserving its character. Silicone elastomeric coatings are the premium option for wall waterproofing. They resist UV, dirt, and mildew, stay flexible longer, and are available in a wide range of colors. They cost more up front than acrylic coatings, but they last longer and need less maintenance, which usually makes them the better long-term value. Because silicone is often applied over an existing acrylic or urethane coating, proper surface preparation is critical to a lasting bond and to keeping the manufacturer’s warranty.
Most coating failures start with poor preparation. Before any coating goes on, Presto tests the building’s materials and existing coatings to choose the right system, then cleans away dirt, oil, grease, and pollutants. Larger cracks are repaired and sealed, primer is applied where the system requires it, and adjacent surfaces, vehicles, and people are protected from overspray. When the work is done, an occasional rinse keeps the coating looking new.
Our Wall Coating Process
Presto runs every wall coating project through the same five-phase process, built to test the surface and existing coatings before work begins, specify the right system for each substrate, and hand over fully documented results at completion.
Building Envelope
Assessment
We inspect the full envelope from the ground, by drone, and at arm’s length via suspended access. Sealants, metals, glass, stone, coatings, and masonry are photographed and logged: every defect mapped before pricing.
Diagnostic Testing
Where leaks or concealed deterioration are suspected, we run controlled water spray tests, infrared thermography scans, and moisture readings to trace intrusion back to its true source instead of patching symptoms.
Scope & Planning
Findings become a line-item scope with quantities, specified products, and a phased schedule. Your project manager handles access logistics, occupant communication, and local permitting.
Restoration Execution
Certified rope-access and swing-stage crews perform the restoration to manufacturer specification, with field supervisors enforcing quality control and documenting progress daily.
Closeout & Warranty
At turnover you receive the complete record: warranty documents, product data sheets, before-and-after imagery, and a maintenance roadmap to protect the investment going forward.
Serving Commercial Buildings Nationwide

Why Property Managers Choose Presto for Elastomeric Wall Coatings
Since 1998, Presto Restoration has coated and waterproofed high-rises, condominiums, hospitals, hotels, and historic buildings nationwide. A coating is only as good as the wall underneath it, so we test, clean, and repair before we coat, and we choose systems that let the wall breathe. Elastomeric Wall Coating FAQs
What is an elastomeric coating?
An elastomeric coating is a thick, flexible, waterproof coating for exterior walls. It goes on much thicker than paint and stays elastic, so it stretches with the building’s movement and bridges hairline cracks instead of cracking with them. It is used on stucco, EIFS, concrete, and masonry.
What is the difference between elastomeric coating and paint?
Paint is mainly decorative and forms a thin, rigid film that cracks when the wall moves. Elastomeric coatings are waterproofing systems: they are applied many times thicker, flex with temperature changes, and bridge small cracks so water cannot get through. Both come in a wide range of colors.
Can elastomeric coating be applied over EIFS?
Yes. Elastomeric coatings are a common way to protect and refresh EIFS. Cracks, damaged areas, and failed sealant joints at windows and panel seams should be repaired first, because a coating cannot fix water that is getting in behind the EIFS.
Is elastomeric coating good for stucco?
Yes. Stucco is porous and develops hairline cracks over time, and an elastomeric coating bridges those cracks and keeps rain out. Breathable systems are important so moisture inside the wall can still escape as vapor.
What is the difference between silicone and acrylic elastomeric coatings?
Acrylic elastomeric coatings are the more common, lower-cost option. Silicone elastomeric coatings cost more up front but resist UV, dirt, and mildew better and generally last longer with less maintenance. Applying silicone over an existing acrylic or urethane coating requires careful surface preparation.
How do you maintain an elastomeric coating?
Elastomeric coatings need very little maintenance. An occasional rinse-down every few years removes dirt and keeps the color fresh. Periodic inspections catch any damaged areas or failed sealant joints early, while they are easy to repair.

Seal and Refresh Your Walls
Cracked stucco and failing EIFS let water into the wall long before stains show up inside. A free coating assessment from Presto Restoration shows what your walls need to stay watertight.
