Mortar is the sacrificial part of a brick wall, and it is supposed to be. Once the joints have eroded, rain and snowmelt run straight into the wall assembly, and every freeze that follows expands what is held in there, producing interior leaks, efflorescence and brickwork loose enough to lift out by hand.

On brick of the age found in the Oregon District, a National Register district listed in 1974 and one of Dayton’s earliest surviving mixes of commercial and residential architecture, compatibility decides whether repointing helps the wall or damages it. Point them with a hard modern portland mix and the joint becomes the strongest element in the wall, so movement and freezing water are forced through the brick face instead, and the wall begins losing its faces along the newly pointed joints. How often does a Dayton commercial facade need restoration work?
The interval is set by how much water a wall takes on and how often that water freezes, not by the age of the building on its own. As general planning figures we suggest a full envelope inspection every 3-5 years, sealant replacement every 8-12 years, elastomeric coating renewal every 10-15 years, and repointing every 20-35 years where the masonry is otherwise sound. Elevations that stay wet, walls with no sun on them to dry out, parapets and copings, and the oldest brick in the historic districts all belong at the short end of every one of those ranges.
What does a failing facade look like from the sidewalk?
Mortar that has receded behind the face of the brick, or that comes away as sand when you scrape at it; brick faces that have flaked, popped or sound hollow when tapped; cracking that steps up through the joints; stone or cast trim at sills and heads that has split or shifted; white efflorescence washing down the wall; caulking that has torn, shrunk or debonded at window and panel joints; damp or musty interior walls under a parapet; and glass or metal that no longer cleans up. Any one of these is worth having examined before the cold arrives, because a joint left open in October holds water through every freeze that follows.
Do tenants have to move out while the facade is restored?
No. We work on occupied offices, apartment and condominium buildings, hotels and converted warehouse properties around Dayton as a matter of routine. Rope access and swing stages put crews on the wall without the footprint of full scaffolding, which matters on narrow downtown streets and on tight older frontages with very little room at grade. How long will facade restoration take in Dayton?
