From Back Bay’s brownstone and brick row houses to the granite and limestone facades of the Financial District, masonry defines much of Boston’s signature architecture. Brownstone is the demanding one. It is an arkosic sandstone whose grains are held together by carbonate and iron oxide, and it sheds worst where blocks were set perpendicular to their bedding, which is why one course on an elevation can be sound while the course above it delaminates. Quincy granite and Roxbury puddingstone are far tougher, but every porous face in this city takes chloride from two directions, harbor salt aerosol on waterfront exposures and de-icing salt as splash at street level, and then takes freeze-thaw on top of it. So we survey the substrate before anyone touches it, clean at the gentlest method that actually works rather than the fastest, and treat with penetrating sealers and breathable coatings that keep water out without sealing vapor in. Failed sections are cut out and rebuilt with replacement material matched for color, strength and permeability. In the Back Bay Architectural District and the South End Landmark District, masonry cleaning and repair need commission review before work begins, and preparing that submission is part of our scope.

In a brick wall the joints are the sacrificial part, and they go long before the brick does. Once they have eroded, a nor’easter pushes water straight through the assembly, and what shows up is interior staining, efflorescence blooming on the face and eventually brick sitting loose in the wall.

Presto’s masonry crews cut the failed joints back to sound mortar at the correct depth, refill with a mix matched to the original in color, strength and composition, and tool the joint to the profile the wall was built with. Structural repointing and decorative tuckpointing come from one accountable crew instead of two trades.

On Boston’s nineteenth-century stock the mortar has to be softer than the brick, not harder. The Back Bay commission requires a high sand and lime content specifically to protect soft nineteenth-century brick, and Beacon Hill caps the mix at one part cement to two parts lime to seven to nine parts sand precisely so the brick can expand through freeze-thaw without spalling its face. Put a portland-rich mortar on that wall and the joint will outlast the brick around it. Done properly, the National Park Service expects a repointing job to last at least thirty years and often fifty to a hundred, which is why we set the interval on the condition of the joints rather than on a calendar. Repointing also runs inside a temperature window here: wall temperatures between 40 and 95 degrees, completed work protected from freezing, and sand and water warmed rather than antifreeze added, which is a real constraint on a Boston winter schedule.

Indoors, staining or a musty smell along an exterior wall in the days after a nor’easter, or through the spring thaw, means the wall is already passing water rather than merely holding it. One of these on its own is worth a look. Several together on a building over 70 feet is reason to bring forward the exterior wall inspection the Boston facade ordinance already requires every five years, rather than wait for the date.

Yes, and in Boston it is usually the only way the work can happen at all. Beacon Hill, the Back Bay and the Financial District have no room to stand scaffolding for months, so we work off rope access and swing stage, which puts the crew on the wall and leaves the sidewalk, the loading dock and the on-street parking alone. Overhead protection and pedestrian routing are planned with the building before we mobilize. Sealant, coating and masonry manufacturers each warrant their own materials, and those warranties are conditional on the substrate preparation and installation method being what the data sheet calls for, which is a large part of why we specify and self-perform rather than subcontract the wall.
