What takes a Boston commercial roof apart is winter, and winter works on it four ways at once. Nor’easters, most frequent between September and April, drive rain sideways into laps and flashing terminations, and Logan logged 165 days with gusts of 30 mph or more in 2025 against a historical norm nearer 23 mph. Freeze-thaw does the slow damage: roughly 68 days a year when the temperature crosses freezing in both directions on NOAA’s 1991-2020 normals, about 60 of them between December and March, each one prying a little further at a lap that has taken on water. Single-ply membranes (TPO, PVC, EPDM and CSPE) deteriorate under Boston’s combination of freeze-thaw cycling, ice-dam loading and a membrane temperature that runs from the low 20s in January to the low 80s in July. Season after season of that movement takes the sheet thinner at the surface, makes it brittle, and opens the pinholes and short seam failures that become the leaks nobody can locate. Not every roof should be coated. A deck that has lost capacity, insulation wet through more than one winter, substrate failure across the field, or an existing coating that will not chemically accept silicone all rule restoration out, and coating over any of them only buys a more expensive failure. So before we scope anything we walk the whole roof and run adhesion testing on the actual substrate, in the condition it is in, rather than on the substrate the drawings say is up there. That tells us the silicone will bond and perform to spec, and it tells us how to fasten and terminate for the ASCE 7-16 wind loads the Massachusetts State Building Code references. When has a Boston commercial roof gone past restoration and into replacement?
When it has lost the things a coating cannot give back. Structural deterioration in the deck, insulation saturated through a winter or two, substrate failure across the field, wet or dry rot, or an existing coating that will not chemically accept silicone all point to replacement rather than restoration. Boston adds a load question on top of the water question. Ponding that is merely a nuisance in a warm climate becomes dead load here, because standing water freezes, and ice on a low-slope roof sits on the same structure that has to carry snow. Is a reflective silicone coating worth it on a Boston roof, or is that a southern-climate argument?
Reflectivity is real in Boston, but it is not the reason to coat a roof here. A silicone surface reflects a large share of the sunlight that dark or aged roofing simply absorbs, and that does show up on a summer bill. Massachusetts is entirely climate zone 5A, and published work on cool roofs in zone 5 puts the cooling saving at something like 8-15%, on the order of $0.05 to $0.15 per square foot a year, with a small winter heating penalty netted against it. Worth having; not worth buying the system for. Boston runs about 802 cooling degree days a year against roughly 5,545 heating degree days, so a Boston roof spends most of the year keeping heat in rather than out, and code does not require a cool roof in zone 5, so nobody should sell you one as compliance. The reasons to coat are the ones that actually take Boston roofs apart. You eliminate the leaks without a tear-off, at 30-50% of replacement cost, and without disturbing insulation you already own. You replace a field full of laps, terminations and penetrations with one monolithic membrane, so there is nothing left for freeze-thaw to pry at across the roughly 68 days a year the temperature crosses freezing in both directions. And a reflective surface holds the membrane nearer a steady temperature, which takes the edge off the thermal shock when a New England cold front drops the roof twenty or thirty degrees in an afternoon. That is the honest case, and it is a strong one.
Do tenants have to move out during roof coating work, and when in the year can it be done in Boston?
No. Nobody moves out. Everything happens above the occupied space, so tenants and the building’s daily operations are not interrupted. We coordinate around air intakes so odor is not drawn into the building during application, and we schedule around the constraint that actually governs coating work in Boston, which is temperature rather than rain.
