Mortar you can rake out with a key, or repointing in a mix harder than the brick around it, which sacrifices the brick face instead of the joint. Brownstone or granite delaminating in sheets. Efflorescence blooming across masonry after a wet spell. Concrete spalls or exposed reinforcement on a deck or a balcony soffit. Interior stains that appear a few days after a nor’easter, or during the spring thaw, rather than while it is actually raining. Glass that stays hazy however often it is cleaned.
