Above-Grade Building Envelope Waterproofing for Toledo High-Rises, Institutions & Commercial Property
Commercial Waterproofing Specialists in Toledo, OH
Waterproofing in Toledo is a freeze-thaw problem before it is anything else. Lake Erie’s western basin is shallow and it is fresh, so it moderates the air over Lucas County rather than deep-freezing it, and the practical result is a winter spent crossing 32 degrees instead of sitting below it. Every crossing expands the water held in a joint, a crack or a porous wall by roughly nine percent, and every thaw lets a little more in behind it. Add de-icing chloride carried onto plazas and slabs at grade, particulate off the refining and glass corridor that holds moisture against masonry, and rain and snow driven in off Maumee Bay onto west and north elevations, and a failed waterproofing system does not stay a small problem for long.
Presto Restoration delivers above-grade commercial waterproofing across Toledo, Maumee and Perrysburg, from downtown office and institutional buildings to Warehouse District conversions and the curtain wall stock along the river corridor. Our difference is a restoration-first approach: we clean and restore a surface before we waterproof it, so the finished system bonds properly and lasts. Capabilities include breathable masonry water repellents, silicone and elastomeric coating systems, high-movement expansion joint and crack sealing, and wet glazing and glass sealing backed by our proprietary products such as Glass Defender. We also provide niche solutions such as Leach Stop Protection for precast concrete. We work exclusively above grade, not on foundations or below-grade waterproofing, because deep specialization produces stronger outcomes than generalist promises.
OUR COMMERCIAL WATERPROOFING SERVICES IN TOLEDO
Presto’s above-grade waterproofing work in Toledo splits into two groups: the core systems that hold the envelope watertight through a northwest Ohio winter, and specialized restoration-waterproofing services that pair deep cleaning with lasting protection.
Core Waterproofing Services
A Toledo building moves most in winter, and it moves at its joints. Concrete and masonry contract as the temperature falls and expand again on every thaw, and that movement concentrates at expansion joints, control joints and existing cracks. Sealant that has lost elasticity cannot follow it, so it debonds from a joint face and hands driven rain and meltwater a direct route into the wall. We reseal with high-movement silicone and polyurethane systems rated for the full movement range the joint sees between a January night and an August afternoon. On most Toledo buildings, proper joint sealing is the single highest-value waterproofing repair available.
Glass on a Toledo building takes a chemical beating rather than a marine one. Alkaline runoff from concrete, cast stone and terra cotta above leaves deposits that etch the surface. De-icing spray thrown up from the street reaches lower-floor glazing all winter. Particulate settles and bakes on through the summer. Our proprietary Glass Defender treatment bonds a hydrophobic barrier to the glass so minerals cannot anchor, water sheets off instead of drying in place, and cleaning gets easier and less frequent. Treated glazing holds its clarity through repeated winters.
Parapets, copings, ledges and balcony edges are where a Toledo wall gets wet and stays wet. Snow sits on a horizontal surface, melts in the afternoon, runs to the edge and refreezes overnight, and conventional coatings give up under that cycle long before the field of the wall does. For those details we install high-performance silicone coating systems: seamless monolithic membranes bonded directly to the substrate, with no laps or terminations to fail. Silicone holds up under standing water and under repeated freezing, which is exactly what horizontal detail on a northwest Ohio building has to survive.
The sealant between a window unit and its frame is usually the first waterproofing component on a commercial building to go. Once that perimeter seal hardens and releases, wind-driven rain off the bay goes straight into the wall cavity, and it can run several floors before it shows up on a ceiling. Wet glazing fixes it at the source. We cut out the spent sealant and install new high-performance silicone that re-establishes a watertight bond between glass and frame. Presto reglazes storefront, curtain wall, ribbon window and punched window systems, and documents and warrants the work across an entire Toledo elevation.
Stucco, EIFS and concrete walls all develop hairline cracking, and in Toledo every one of those cracks is a place for water to sit and freeze. Elastomeric coatings solve it by staying flexible: applied at roughly ten times the film build of ordinary paint, they stretch across small cracks rather than splitting over them. That elasticity has to survive a genuine temperature range here, from below zero in January to the nineties in July, so we specify systems rated across it. Ours are breathable, letting interior vapor escape instead of trapping it behind the film, and available in a full palette of factory colors and textures.
Porous masonry drinks water, and in northwest Ohio water that has been drunk gets frozen. Brick, block, precast and cast stone that take on meltwater in February come out of the winter with spalled faces, streaked efflorescence and damp interior walls. Presto applies clear breathable penetrating repellents built on silane and siloxane chemistry that soak into the substrate and make it hydrophobic without changing how it looks. Afterwards the wall reads exactly as it did, but rain beads and runs off instead of soaking in, and what does not soak in cannot freeze inside the wall.
Specialized Restoration-Waterproofing
What separates Presto is that we do not simply seal a surface, we clean and restore it first. Sealant and coating both bond to what is actually there, so on a Toledo wall carrying years of industrial and traffic film, preparation is the difference between a system that lasts and one that peels. These specialized services address problems ordinary waterproofing contractors do not take on.
Precast concrete holds water-soluble minerals, and whenever moisture moves through a panel those minerals travel with it and deposit on whatever sits below: window glass, metal trim, the face of the panel underneath. On Toledo buildings the staining runs hardest through the thaw season, when a panel that has been holding meltwater finally drains. Cleaning alone brings it straight back, because the leaching itself was never addressed. Our Leach Stop Protection service stops it at the source: we clean the existing staining and treat the precast to block further mineral migration, so a building that has fought the same streaks every spring finally gets clear of them.
Architectural metal panel, curtain wall framing, mullions and Alucobond composite take continual punishment in Toledo from freeze-thaw, UV and a steady load of airborne particulate off the industrial corridor and the river flats. Rather than pushing an owner toward panel replacement, we apply protective clear coating systems that seal the metal and preserve the original factory finish underneath. The clear coats bond directly to the existing surface and block moisture and contamination from reaching the substrate, which extends the service life of the material already on the building. It routinely removes the need for a replacement project, and it cuts long-term cleaning and maintenance cost.
Our Commercial Waterproofing Process in Toledo
Every commercial waterproofing project runs through five phases built to diagnose the problem correctly, specify systems that suit the substrate and the climate, and deliver performance that holds. In Toledo the schedule is part of the specification, because most sealants and coatings have a minimum application temperature and a northwest Ohio working season has a definite end.
Building Envelope Inspection
Every above-grade system gets looked at: sealed joints, coatings, plaza decks, slabs at grade and masonry walls. Failure points are photographed and written up, with particular attention to where meltwater collects.
Diagnostic Testing
Water intrusion in northwest Ohio often traces to somewhere other than the stain. Controlled water testing, moisture readings and visual tracing separate a true root cause from a symptom, including meltwater paths that only open during a thaw.
Scope & Specification
We specify products to your actual substrates, silicones, elastomeric systems, traffic membranes and repellents, with quantified line items, while the project management team handles City of Toledo permitting and tenant coordination.
Waterproofing Installation
Trained crews reach the work however the building allows, by rope, by swing stage or from a lift. Installation follows manufacturer specification inside each product's temperature and moisture window, under strict quality control and fully documented.
Project Closeout & Warranty
We deliver complete documentation at handover: warranty information, product data sheets, before-and-after photography, and maintenance recommendations written for a building facing another freeze-thaw season.

Toledo Commercial Waterproofing FAQs
How long do exterior sealants last on a Toledo building?
Less time than the label suggests. Manufacturers rate many systems at fifteen to twenty-five years, and on an exposed northwest Ohio elevation we regularly see meaningful failure at ten to fifteen. The reason is cycle count rather than temperature extreme: a joint on a Toledo facade is stretched and compressed every time the wall crosses freezing, and a shallow lake-moderated winter delivers that far more often than a colder, steadier one. A full envelope inspection every five years catches the debonding before it reaches the interior.
Is waterproofing the same thing as water damage restoration?
No, and the difference is which side of the leak you are on. Waterproofing is preventative work on the outside of the building, installing and maintaining the sealants, coatings and membranes that keep water out. Water damage restoration is remedial work on the inside after water has already arrived. Presto works the preventative side only. Restoring and maintaining the exterior systems is nearly always cheaper than repeatedly drying out and repairing what they failed to protect.
Can this be done while the building stays occupied?
Yes, and nearly all of it is. We work occupied offices, hospitals, university buildings, hotels and residential conversions across Toledo. Rope access takes the place of scaffolding wherever the elevation allows, which keeps sidewalks and entrances clear. Noisy operations are scheduled outside peak hours, tenants are told what is happening and when, and the work is phased so common areas and daily operations stay open.
How is an elastomeric coating different from exterior paint?
Paint is a finish. An elastomeric coating is a waterproofing system that happens to look like one. It goes on at roughly ten times the film thickness, and it stays flexible for its whole life, so it moves with the substrate and bridges hairline cracking instead of splitting across it. That distinction decides outcomes in Toledo, because a hairline crack in a painted stucco wall is a place where meltwater collects and then freezes. A coating that spans the crack keeps the water out of it in the first place.
How urgent is it once I start seeing problems?
Judge it by the season. Cracked or separated joint sealant, dark streaking down a wall below a failed joint, efflorescence on masonry, damp or bubbling paint on an interior wall, chalking or peeling coatings, and visible spalling or exposed rebar all mean water is already entering the assembly. In a freeze-thaw climate that water does structural work every night it freezes, so a defect found in October is a materially cheaper repair than the same defect found in April. Tell us what you are seeing and we will tell you where it sits on that scale.
Does Presto handle permits and local requirements in Toledo?
Yes. Permit applications go to the City of Toledo Division of Building Inspection, or to Lucas County or Wood County where the property sits outside the city, and our project management team files them directly. Association and board approvals are handled the same way, as is any design review a designated property triggers, including Toledo Historic District Commission submissions. General liability and workers’ compensation cover every Presto project nationwide, and we meet all applicable local and state requirements on each one.
