Cincinnati keeps an unusually deep inventory of nineteenth-century masonry in daily use. Over-the-Rhine, one of the largest and most intact urban historic districts in the United States, is built almost entirely of load-bearing brick raised between 1865 and the 1880s, Italianate above all, with vernacular, muted Greek Revival and Queen Anne work standing alongside it. Downtown, the West Fourth Street Historic District carries three to seven storey load-bearing masonry fronts from roughly 1850 to 1880, bracketed and pressed-metal cornices, and stone facing detailed with quoins and decorative projecting window heads; a 1979 boundary increase brought in early twentieth century steel-frame buildings and extended the period of significance through 1930. Union Terminal, built between 1928 and 1933 and a National Historic Landmark since 1977, and the Roebling Suspension Bridge, opened in 1867 and designed by John A. Roebling, who later designed the Brooklyn Bridge, stand at either end of that same era of confidence. What every one of these buildings shares is a winter. The Ohio River valley sits at or below 32 degrees Fahrenheit roughly 100 days a year, under 45.3 inches of precipitation and 23.3 inches of snowfall, and the soft brick, lime mortar, cut stone and sheet metal of the period were assembled long before any of it was rated for that duty. Repaired with hard modern products, this stock fails faster than it would have if left alone.

A repointing mortar is really a decision about which part of the wall is allowed to fail. In Over-the-Rhine and along West Fourth Street the brick was bedded in lime mortar precisely so the joint would absorb movement and release moisture, which is why the units themselves are still intact a century and a half later. Substitute a dense portland mix and that logic inverts: the joint becomes the hardest thing in the assembly, and the water it will no longer let go leaves through the face of the brick instead. We establish the original mix before specifying a new one, matching binder, aggregate, permeability, strength and color, and we cut failed joints out by hand where a saw would widen them. Joints are then tooled back to the profile the wall was built with, so the repair reads as a repair to anyone who goes looking for it and disappears from the sidewalk.
Downtown Cincinnati spent its money on the stone around the openings: decorative projecting window heads, quoins running up the corners, sills and belt courses, and in places full stone facing across a load-bearing wall. Preservation cleaning starts from the assumption that the surface itself is historic, so we test on a small, low-visibility panel before scaling anything up and use the gentlest method that genuinely works, which on soiled nineteenth-century stone is usually low pressure water and a poultice rather than anything abrasive. Blasting looks thorough for about a year; then the opened pores hold water through the cold months and the face starts to shed. Where a head or a quoin has cracked through, lost an arris, or moved out of plane, we reset and pin whatever can be saved and cut new stone to the original profile only where a piece is genuinely gone. On a designated building the cleaning scope is documented as carefully as the repair, because a change in appearance is something a board can ask about later.
Replacing original windows is the alteration a historic district notices first, and inside a Cincinnati local historic district it is precisely the kind of exterior change that goes to the Historic Conservation Board for a Certificate of Appropriateness. It is also rarely necessary. What has actually failed is usually the glazing putty, the paint film, the hardware, a decayed or corroded section at the sill, and the seal where the frame meets masonry, all of it repairable in place for a fraction of the cost of a unit that will itself need replacing in twenty years. We repair the sash, frames and hardware that are already there, keeping original glass wherever it survives, and we deal with the opening as well, because a corroding lintel or a cracked stone head above a window will keep water in the jambs no matter how sound the sash is. Where an owner wants winter comfort without giving up the window, the reversible measures do most of the work: tight weatherstripping and interior storm panels, both of which can come back out without a trace.
Some walls are past repointing. When a parapet has lost its coping and taken water for years, when a section of brick has bowed away from its backup, or when a corroded steel lintel has lifted the masonry sitting on it, the work becomes careful dismantling and rebuilding rather than surface repair. This is where a preservation scope parts company with a commercial one. We salvage and set aside the original brick, take the wall down only as far as sound material, and rebuild with the salvaged units on the visible face, sourcing matched replacements for the rest by size, hardness, color and texture rather than by what a supplier happens to stock. Lintels get treated as the structural item they are: cleaned back to sound steel, protected, then shimmed and rebedded so the load path is restored without rebuilding the same corrosion trap around it. Parapets are rebuilt with attention to whatever failed them first, which usually means through-wall flashing, a coping that actually throws water clear, and joints that let the wall dry out between freezes. Because rebuilding alters fabric instead of simply maintaining it, we record the existing condition before anything comes down and keep that record with the project, since it is what a board or a tax credit reviewer will want to see afterwards.
The bracketed, pressed-metal cornice is the signature of Cincinnati’s Italianate commercial fronts, and it is also the element most often lost. Sheet metal at a parapet collects water on its upper surfaces and behind its brackets, and once the coating film has gone it corrodes from the concealed side outward, so the fasteners and the anchorage back into the masonry are typically further along than the visible face suggests. We start by getting up to the cornice and finding out how it is actually held on, because a cornice that has begun to sag is a life-safety item before it is a preservation one. Sound runs are stabilized, reanchored into solid masonry, primed and refinished in place. Where a length is genuinely gone we take a profile off the surviving metal and have the replacement formed to match it, in kind, instead of substituting a stock shape that reads wrong from the street and will not survive a Certificate of Appropriateness review. Brackets, dentils and returns are handled as individual pieces, because that is how they were made.
The impulse to seal a leaking historic wall is the most expensive mistake made on this building stock. A brick wall raised in 1870 has no cavity, no drainage plane and no vapor barrier; it manages water by taking it in and then drying out again, and a film-forming coating that stops the drying simply keeps moisture where the next freeze can use it, usually pushing the brick face off from behind. Our first answer on a historic wall is almost always mechanical rather than chemical: correct the coping, the flashing, the cornice and the open joints letting water in, then look at what is left. Where a repellent is warranted after that, we specify vapor-permeable chemistry compatible with lime-based construction and reversible in the sense that matters, meaning it does not commit the next owner to maintaining our decision forever. Fully impermeable systems go only where the original design put them.

What makes preservation work different from an ordinary restoration job?
Ordinary restoration is judged on one question: is the building sound and dry again. Preservation is judged on two, because the fabric that made the building worth designating has to come through the repair as well. That second question changes almost every decision on the job. Mortar gets specified softer than the brick rather than stronger. Cleaning is tested on a panel before it goes on an elevation. Original material is repaired where it stands and replaced only where it is genuinely gone. Given a choice between two adequate details, we take the one a future owner can undo. It costs more per square foot and it runs longer, and it is the only approach that protects the building’s performance and its designation at the same time.
Why does the mortar mix matter so much on Cincinnati brick?
Because in a nineteenth-century wall the joint is the part that is meant to wear out. The brick raised downtown and in Over-the-Rhine between the 1850s and the 1880s is comparatively soft, and it was bedded in lime mortar that could take up movement and let water leave as vapor. With the Ohio River valley at or below 32 degrees Fahrenheit roughly 100 days a year, that ability to dry out between freezes is a large part of why those walls are still standing. A hard portland repointing takes it away. The wall still moves and still gets wet, but now the weakest element in the assembly is the face of the brick, so the brick spalls instead, and unlike a joint you cannot repoint a brick face back on. Matching permeability and strength is not a stylistic preference on this stock. It is the difference between a repair that lasts and one that slowly consumes the building.
Can a historic Cincinnati building be made warmer in winter without losing what it is?
Yes, and it is the reversible measures that do most of the work. A repaired window with fresh putty, tight weatherstripping and a well-detailed perimeter closes far more of the gap with a new unit than owners expect, and an interior storm panel takes it further while the historic sash stays exactly where it is. Solid masonry carries real thermal mass, which flattens the swings on a cold, clear day. What we caution owners against is the sealed-wall approach, because a solid nineteenth-century wall depends on drying, and insulation or coatings that stop it can relocate the freezing point of trapped water into the middle of the assembly. Our scope is the envelope; for mechanical work on a designated building, owners bring in a specialist who does that for a living.
How long does a Cincinnati preservation project take, and when in the year does it run?
Two clocks run at once. The construction clock on a smaller designated commercial building is often two to four months for a facade scope, and six to twelve months or more for a full program on a larger landmark taking in masonry rebuilding, cornice work and stone repair. The review clock is separate: in a local historic district, exterior alterations need a Certificate of Appropriateness before work starts, and a tax credit application carries its own review period. Sequencing is then decided by the Cincinnati calendar, since mortar, sealant and coatings all have minimum application temperatures and a valley that sits at or below freezing roughly 100 days a year does not negotiate on that point.
