Why Texas Buildings Need Engineered Envelope Solutions
Heat, Sun And Shifting Clay Soils
Long stretches of 100-degree days are normal across much of Texas, and dark walls and roofs get far hotter than the air around them. That heat and strong sunlight break down sealants, fade coatings and dry out roofing years sooner than in milder states. Then a summer storm or a cold front can drop surface temperatures quickly, making every joint expand and contract in a single afternoon.
Below ground, much of North and Central Texas and the Houston area sits on expansive clay that swells when wet and shrinks during drought. As the soil moves, foundations and the walls above them shift with it. The result is cracked brick and stucco, stretched sealant joints and gaps around windows and doors. We repair that damage and choose flexible systems that can handle the movement instead of cracking again.
Hail In North Texas, Hurricanes On The Gulf Coast
The Dallas and Fort Worth area sees some of the most frequent large hail in the country. Hail splits roof membranes, dents metal panels and cracks sealant, often without an obvious hole, so the leaks show up weeks later. On the Gulf Coast, Houston and Corpus Christi face tropical storms and hurricanes that drive heavy rain sideways into windows, joints and parapets, along with year-round humidity that feeds mold and corrosion. West Texas has its own challenge: El Paso’s dry desert air, intense sun and sudden summer downpours. Our job is to repair what each region’s weather has damaged and give every building an envelope built for the conditions it actually faces.

Building Restoration In Texas
Does Presto Restoration Work Throughout Texas?
Yes. Houston, Dallas, San Antonio, Austin, Fort Worth and El Paso each have their own service pages, and we take commercial projects across the rest of the state too. Call us or request a quote with the building’s city and what you are seeing, and our team will respond.
What Kinds Of Buildings Does Presto Work On In Texas?
We work on large commercial and institutional properties, including office and condominium towers, hotels, hospitals, universities and schools, government buildings, parking garages and historic buildings. Our focus is multi-story and large commercial buildings, not single-family homes.
How Does Hail Damage Show Up On A Commercial Building?
It is often hard to see at first. Hail can bruise roof membranes, crack coatings and sealant, and dent metal panels and flashings without leaving an obvious hole. Water then finds those weak spots during the next storms, and leaks appear weeks or months later. After a major hail event in North Texas, it is worth having the roof and exterior checked before small damage turns into interior leaks.
Why Do Sealants Fail Early On Texas Buildings?
Heat and sunlight are the main causes. Long summers of intense UV harden and crack sealants, and dark surfaces heat up far beyond the air temperature, so joints stretch and compress more every day. In many Texas cities, expansive clay soils also move the building itself, pulling on joints around windows and panels. Sealants chosen for high movement and UV resistance, installed in properly prepared joints, last noticeably longer.
When Is The Best Time Of Year To Schedule Exterior Work In Texas?
Texas allows exterior work most of the year, but timing still matters. Spring and fall offer the most comfortable temperatures for sealants, coatings and mortar. In midsummer we often schedule work for early mornings to avoid the hottest surfaces, and on the Gulf Coast we plan around the peak of hurricane season when possible. Brief winter cold snaps can pause work that needs warmer temperatures to cure.
How Long Has Presto Restoration Been Doing This Work?
For more than 25 years, Presto has restored commercial buildings across the country. In Texas that experience covers facade restoration, commercial waterproofing, parking deck restoration, roof coatings, historic preservation and leak detection for large buildings in every major market.
