A masonry or concrete building in San Antonio moves every day of its life, and the movement is thermal rather than dramatic. Stucco is everywhere in San Antonio, and stucco cracks. So does EIFS, and so does concrete, and the cracking here is driven by a daily heat swing rather than a seasonal one, so those hairlines keep opening and closing all year long. Not as long as the label suggests. A joint here spends five or six months a year in direct sun at surface temperatures well above the air around it, which drives the plasticizers out and leaves the material stiff, and an occasional hard freeze then lands on sealant that has already lost its recovery. Products rated for fifteen to twenty-five years routinely show splitting and bond loss at ten to fifteen on exposed elevations. A survey of the envelope every five years is what keeps that from turning into an interior repair.

They sit on opposite sides of the leak. Waterproofing is the work done beforehand, keeping water out of the wall through sound joints, glazing seals, coatings and membranes. Water damage repair happens afterwards, once water is already inside and something has to be dried, replaced or rebuilt. Presto works the preventative side only, on the exterior systems that hold the envelope closed, which over a decade costs far less than repairing the same interior again and again.

Almost never. Most of what we do happens on fully tenanted offices, hotels, hospitals and residential towers. Rope access keeps scaffolding off the sidewalk, the loudest operations are scheduled around business hours, tenants get notice before crews appear outside their windows, and the work is phased so entrances, terraces and parking stay usable.

Paint is a finish. It gives you color and a little weather resistance, and it will split along the first hairline crack that moves underneath it. An elastomeric coating is a waterproofing system that happens to look like paint: many times thicker, permanently flexible, and able to bridge a hairline crack rather than follow it. That matters on stucco and concrete in a climate where a wall swings sixty degrees between dawn and late afternoon, working those cracks open and shut every single day.

Sealant that has split, hardened or pulled away from one joint face. Dark streaking running down the wall below a joint. White efflorescence blooming on masonry or concrete.
