A moisture meter puts a number on what is inside the material, whether that is drywall, wood framing, concrete masonry or any other porous substrate. Read across a grid, those numbers show how far the water has run from a suspected opening and whether that opening is still feeding the assembly around it. The mix on a given project depends on the building type, the observed symptoms and the load case that actually reproduces the leak: wind-driven rain off a tropical remnant, meltwater held behind an ice-loaded coping, or summer condensation that turns out not to be a leak at all. We choose diagnostic methods that will directly inform the restoration scope, not testing for its own sake.

Water enters a building high and surfaces low, so the stain is almost never under the defect.
