Why North Carolina Buildings Need Engineered Envelope Solutions

Tropical Rainfall And Humidity

North Carolina buildings take tropical rainfall that arrives well inland. Charlotte, Raleigh, Durham and Greensboro are hundreds of miles from the coast and still see the remains of Atlantic storms deliver a season's worth of rain in two days, driven sideways by sustained wind. Envelope details that hold up fine under ordinary weather get tested past their design limits several times a decade.

Humidity is the quieter half of the problem. A wall that takes on water during a storm and never fully dries stays damp against its insulation, sheathing and steel. That is how a leak nobody could find becomes corroded anchors and soft sheathing a few years later, long after the storm that caused it.

Converted Mills And Warehouses

A large share of the commercial inventory in Durham, Greensboro and Winston-Salem is old tobacco and textile buildings converted into offices, apartments and labs. Those walls are soft brick laid in lime mortar, and they are unforgiving of the wrong repair. Repointing with a modern portland mortar puts a hard, impermeable joint next to a soft brick, and the brick face spalls off instead of the mortar wearing as it was meant to. Matching the mortar to the masonry is not a preservation nicety here, it is what decides whether the repair lasts thirty years or damages the wall.

QUESTIONS

Building Restoration In North Carolina

Does Presto Restoration Work Throughout North Carolina?

Yes. We work statewide, with concentrations in Charlotte, Raleigh, Durham and Greensboro, and we take projects in surrounding markets including Winston-Salem, Cary, Wilmington, Asheville and Fayetteville. We don't have a true HQ, so crews are assembled around the project rather than dispatched from one fixed location.

What Kinds Of Buildings Does Presto Work On In North Carolina?

Large commercial and institutional property: high-rise offices, hospitals and medical campuses, universities and research buildings, hotels, condominium and multifamily towers, parking structures, government buildings and converted historic mills and warehouses. Our work is above grade, meaning the building envelope from the plaza deck up. Plaza decks and parking structures are in scope.

Why Does Repointing Damage Some Older North Carolina Buildings?

Because the replacement mortar is harder than the brick. Historic mill and warehouse masonry was laid in soft lime mortar, which was designed to be the sacrificial part of the wall. When that joint is replaced with a modern portland mix, the mortar becomes stronger and less permeable than the brick beside it, so moisture and movement come out through the brick face instead. The result is spalled brick a few winters after what looked like a good repair.

Do Inland North Carolina Buildings Really Need Storm-Grade Waterproofing?

Yes. Charlotte, Raleigh, Durham and Greensboro are far from the coast but still receive the inland remains of Atlantic systems, which bring sustained wind and extremely high rainfall rates. Wind-driven rain at those rates finds openings that normal weather never tests. Designing the envelope only for ordinary rainfall is what leaves a building with two or three bad days a year.

When Is The Best Time Of Year To Schedule Exterior Restoration In North Carolina?

The season runs roughly March through November, with the main constraints being minimum application temperatures in winter and, at the other end, hurricane season from August into October. Scheduling major envelope work to finish before the peak of that season is worth doing when the timing allows. Investigation and scoping can happen any time.

How Long Has Presto Restoration Been Doing This Work?

More than 25 years. We specialize in facade restoration, waterproofing, caulking and coatings on large commercial buildings, which means the crew on a Charlotte high-rise has done that specific work rather than treating it as a sideline to general contracting.
