Above-Grade Building Envelope Waterproofing for Memphis Towers, Warehouses & Commercial Properties
Commercial Waterproofing Specialists in Memphis, TN
Waterproofing a building in Memphis means solving a moisture problem that never fully stops. River-valley humidity keeps the envelope damp for much of the year, so masonry, mortar and sealant rarely dry out completely. Then winter drags the temperature across freezing time after time, and every cycle expands the water already sitting in a joint until the joint fails. Spring adds squall lines that drive rain sideways into window perimeters and panel joints, and hail that bruises coatings and metal. Below all of it, loess, the wind-deposited silt the bluffs are made of, erodes and settles readily, opening cracks in slabs at grade and along plaza decks. Once a waterproofing system gives way here, moisture migrates through interior walls, metals corrode, mortar decays and the repair bill stops being cosmetic.
Presto Restoration delivers above-grade commercial waterproofing across Memphis, from downtown and Medical District towers to the Poplar corridor office stock and the converted brick warehouses of South Main and Cotton Row. Our difference is a restoration-first philosophy: instead of simply caulking over deteriorated surfaces, we clean and restore them before waterproofing, so the finished work performs better and lasts longer. That covers breathable masonry water repellents, silicone and elastomeric coating systems, and the sealing of expansion joints and cracks. Wet glazing and glass sealing come backed by Presto’s own products such as Glass Defender. Niche work is covered as well, including Leach Stop Protection for precast concrete. Presto works above grade only, not on foundations and not on below-grade waterproofing, because a narrow focus produces better work than a broad promise.
OUR COMMERCIAL WATERPROOFING SERVICES IN MEMPHIS
From joint sealants to full coating systems, Presto’s above-grade waterproofing services for Memphis buildings fall into two groups: core systems that keep the envelope watertight through a wet spring and a freeze-thaw winter, and specialized restoration-waterproofing services that pair deep cleaning and restoration with lasting protection.
Core Waterproofing Services
Memphis buildings move. Concrete and steel frames flex with wind loads and with a temperature range that runs from single digits in January to the high nineties in July, and that movement concentrates at expansion joints, control joints and cracks in the facade. When the sealant at those movement joints fails, it becomes the fastest path for wind-driven spring rain to reach the interior, and the freeze-thaw winter that follows widens the opening every time water in the gap turns to ice. Those joints are repaired and resealed with high-movement silicone and polyurethane systems that stretch and compress with the building instead of tearing free of it. On Memphis buildings, proper joint sealing is usually the single highest-value waterproofing repair available.
Glass on Memphis buildings takes a steady chemical beating. Mineral-rich runoff from concrete, cast stone and masonry above, irrigation overspray, fine loess dust off the bluffs, and urban and interstate-corridor particulate all leave deposits that permanently etch and haze the surface when ignored. Our proprietary Glass Defender treatment locks a hydrophobic barrier onto the glass, so minerals find nothing to grip, water sheets off instead of drying in place, and the cleaning interval stretches out. Treated windows hold their optical clarity through years of humid summers and wet springs.
Ledges, parapets, canopy tops and other horizontal details are where Memphis rain sits, and where conventional coatings surrender first. Water that ponds on a parapet cap through a wet March and then freezes overnight will find every lap and termination in an ordinary coating. For these conditions we install high-performance silicone systems: seamless monolithic membranes that bond directly to the substrate and eliminate the seams where lesser products fail. Silicone stays hydrophobic and stable through prolonged standing water and repeated freeze-thaw, which makes it our default answer for the flat and near-flat surfaces on Memphis commercial buildings.
On any commercial building, the sealant joint between the window glass and its frame is among the first waterproofing components to fail. Once that perimeter seal hardens, splits or releases, wind-driven rain pours straight into the wall cavity. From there it can travel several floors from the breach before it ever shows up indoors, which is exactly why Memphis leaks so often get repaired in the wrong place. Wet glazing cures the problem at the source. The spent sealant comes out and new high-performance silicone goes in, re-establishing a watertight bond between the glass unit and its frame. Presto reglazes storefront, curtain wall, ribbon window and punched window systems alike, delivering documented, warrantied wet glazing across entire Memphis buildings.
Stucco, EIFS and concrete walls inevitably develop hairline cracks, and in a Memphis winter every one of them is a freeze-thaw wedge waiting to open. Elastomeric coatings answer that by never going brittle: laid on at something like ten times the film thickness of ordinary paint, they bridge small cracks instead of splitting along them. That elasticity matters here because the substrate is in constant micro-motion, expanding through a humid summer and contracting hard through a January cold snap. Our systems are breathable, letting interior moisture vapor escape rather than trapping it inside a wall that is already damp, and they are available in a complete palette of factory colors and texture profiles.
Porous masonry such as brick, block, precast and cast stone drinks in water, and Memphis gives it plenty to drink. A wall that absorbs rain in March and then freezes in the first week of April is a wall that spalls, effloresces and eventually loses its face. Presto applies clear, breathable penetrating repellents on silane and siloxane chemistry, which sink into the substrate and turn it hydrophobic without changing how it looks. After treatment the wall looks untouched, but rain beads and rolls off rather than absorbing in, which takes the water out of the freeze-thaw equation. These sealers are invisible once cured, vapor-permeable so the wall can still dry outward, and stable through years of humid mid-South exposure.
Specialized Restoration-Waterproofing
What sets Presto apart is the order of operations: surfaces are cleaned and restored before anything is sealed. On a Memphis building that usually means removing years of biological growth and soiling off a shaded, permanently damp elevation before anything gets applied, because a repellent bonded to algae is a repellent that fails early. This two-step approach produces waterproofing work that looks better, performs better and lasts longer than standard contractor work.
Precast concrete panels contain water-soluble minerals that leach out whenever moisture works its way through them, and in a market where the panels are wet for much of the year that migration never really pauses. The mineral runoff deposits on the surfaces below as stubborn, permanent-looking staining on windows, metal trim and other facade elements. The staining resists cleaning and returns within weeks, because nothing was ever done about the leaching that caused it. Our Leach Stop Protection is a targeted treatment that shuts the leaching down where it starts. We clean the existing staining and treat the precast to block future mineral migration, so a Memphis building that has battled recurring window staining for years can finally get lasting relief.
Architectural metal panels, curtain wall framing, mullions and Alucobond composite panels on Memphis buildings take a continual beating from hail impact, wind-driven grit and the standing humidity that keeps fastener lines and panel joints damp. Instead of pushing for costly panel replacement, we apply protective clear coating systems that seal the metal against corrosion while preserving the original factory finish. The clear coats bond directly to the existing metal surface and block moisture from reaching the substrate underneath, which meaningfully extends the service life of the original material. This waterproofing approach frequently eliminates the need for expensive replacement projects and significantly cuts long-term maintenance costs.
Our Commercial Waterproofing Process in Memphis
Every Memphis waterproofing project follows a proven five-phase process built to diagnose issues correctly, specify systems that suit a humid, freeze-thaw climate, and deliver watertight performance that holds up for years.
Building Envelope Inspection
We inspect every above-grade waterproofing system on your building, from sealed joints and coatings to exposed decks, parapets and masonry walls, documenting every failure point with photos and detailed notes. Foundations and below-grade waterproofing are outside our scope.
Diagnostic Testing
Water intrusion on Memphis buildings often traces back to unexpected sources, and ambient humidity can make a dry wall read wet. Controlled water testing, moisture readings and visual tracing separate true root causes from surface symptoms.
Scope & Specification
We specify the right products for your substrates, silicones, elastomeric systems, breathable masonry repellents, with clearly quantified line items, while our PM team handles permitting through City of Memphis Construction Code Enforcement and Shelby County and coordinates with tenants.
Waterproofing Installation
Our trained crews execute using rope access, swing-stage or lifts as the building requires, and schedule around the wet stretches of a Memphis spring so materials go on a dry substrate. Everything goes in to manufacturer specification, under strict quality control, and fully documented.
Project Closeout & Warranty
We deliver complete documentation, including warranty information, product data sheets, before-and-after photography, and maintenance recommendations built around a Memphis year: inspect after the spring severe season, close open joints before the first freeze.

Memphis Commercial Waterproofing FAQs
How often should commercial building sealants be replaced in Memphis?
Memphis is hard on exterior sealant for a reason most owners underestimate: the joint spends the year damp and then gets cycled across freezing over and over each winter. Many products are rated for 15-25 years, but on exposed elevations here we routinely see meaningful failure at 10-15. South and west elevations that bake in summer and north elevations that never dry both run short, for opposite reasons. A full envelope inspection every 5 years is the surest way to catch deterioration before it becomes interior water damage.
How is waterproofing different from water damage restoration?
Waterproofing is preventative: it stops water from getting into the building in the first place through properly installed sealants, coatings and membranes. Water damage restoration is what happens afterward, cleaning up and repairing once water is already inside. Presto’s focus is the preventative side, restoring and maintaining the exterior systems that keep water out of the above-grade envelope, which is almost always more cost-effective than repeatedly remediating interior damage.
Can waterproofing go ahead while the building stays occupied?
Yes, and most of our projects happen on fully occupied buildings, from downtown offices and hotels to Medical District facilities and Poplar corridor multi-tenant properties. We rely on industrial rope access wherever possible instead of scaffolding, schedule the noisier work outside peak hours, keep tenants informed throughout, and phase the work so common areas and daily operations stay accessible.
How is an elastomeric coating different from regular exterior paint?
Standard exterior paint is built mainly for looks, offering color and light weather resistance, but it will not stretch with the building or bridge cracks. Elastomeric coatings are waterproofing systems that also happen to look good: they go on far thicker than paint, flex with thermal movement in the substrate, and bridge hairline cracks so water cannot work its way through. That matters more in Memphis than in a mild climate, because a hairline crack that admits water in December is a wider crack by February once that water has frozen a dozen times.
How do I tell whether my Memphis building needs waterproofing now or can wait?
Signs that call for immediate attention include cracking or separation in joint sealants, dark streaking running down exterior walls near failed joints, efflorescence on masonry or concrete, brick faces that are flaking or popping, damp spots or bubbling paint on interior walls, coatings that are chalking or peeling beyond normal wear, and visible concrete spalling or exposed rebar. In a freeze-thaw market the answer to “can it wait” is usually keyed to the calendar rather than the budget: anything open going into winter will be worse coming out of it. Tell us what you are seeing and we will help you prioritize.
Does Presto handle permits and local requirements in Memphis and Shelby County?
Yes. Our project management team handles permit applications directly through City of Memphis Construction Code Enforcement and Shelby County, including any association or ownership approvals and required design review submissions. Where a building sits in a designated historic district or carries a local landmark designation, we coordinate with the Memphis Landmarks Commission on materials and scope. Presto carries nationwide general liability and workers’ compensation insurance and complies with all applicable local and state requirements on every project.
