On 16 May 2024 a derecho crossed Houston with winds the National Weather Service later estimated near 100 mph downtown. It blew windows out of high-rise towers and left the streets underneath covered in glass, and re-glazing crews were still working on those buildings months afterward. That single afternoon is the clearest statement anyone needs about what a Houston facade is actually asked to do. Straight-line storm wind is only part of it. Sustained UV through a cooling season that barely closes chalks coatings and hardens sealant. Dew points stay high enough that vapour drives inward for most of the year. And underneath all of it the ground keeps moving, because groundwater withdrawal has sunk large parts of the region and Gulf Coast clays swell and shrink with the seasons.
That combination breaks a facade in a particular order. Sealant at movement joints and glazing perimeters goes first, because it is absorbing building motion the design never fully anticipated. Stucco, EIFS, precast concrete and masonry all share one weakness on the Gulf Coast: they are porous, and Houston delivers close to 52 inches of rain a year, much of it arriving sideways. Moisture driven into those substrates feeds rebar corrosion, spalling, mildew and progressive cracking, and the cracks widen as the structure moves. Precast concrete, cast stone and limestone carry a great deal of Houston’s commercial architecture, from the panelised towers of the 1970s and 80s to the older masonry blocks downtown. All of it is porous, and in this climate that means efflorescence, biological staining and mineral leaching that streaks the glass and metal below. How often should a commercial facade be restored in Houston?
Houston’s cycle is driven by heat, UV and movement rather than freeze damage, so the intervals sit differently than they would further north. As a planning frame we suggest a full envelope inspection every 3 to 5 years, sealant replacement every 8 to 12 years, elastomeric coating renewal every 10 to 15 years, and masonry repointing every 20 to 35 years. Buildings in the areas where subsidence is still active, northern and western Harris County and southern Montgomery County, tend to work off the shorter end of the sealant window, because their joints are absorbing more movement.
What are the warning signs a Houston building needs facade restoration?
Sealant that has cracked, shrunk or pulled away from a joint face. Rust streaks bleeding from fasteners or panels down onto precast or stucco. White efflorescence on masonry and cast stone. Stucco that is chalking, cracking or discoloured. Interior stains or a musty smell near exterior walls after a storm with real wind behind it. Glass that stays hazy after cleaning. Spalled concrete at balcony edges or window openings. And the sign particular to this metro: diagonal cracking at an opening, or a joint that has visibly gone out of square, which points to differential movement rather than a surface defect.
Can you restore a facade without disrupting tenants?
