Above-Grade Envelope Waterproofing for Charlotte High-Rises, Mid-Rise Offices & Commercial Properties
Commercial Waterproofing Specialists in Charlotte, NC
Waterproofing a Charlotte building is mostly a movement problem. A sealed glass tower is built to flex, and the joints are the parts designed to absorb it: aluminum framing swings through a wide daily range while the precast and concrete it is fixed to barely move at all. That difference lands in the sealant. Height then supplies the pressure. Wind at the top of an Uptown tower is far stronger than at grade, and a heated building in winter pushes air out through its upper floors, so any joint that has lost its bond is being actively driven rather than passively wetted. Once the system gives way the sequence is quick. Moisture tracks through wall assemblies, architectural metal corrodes at the anchors, masonry starts shedding, and mineral runoff etches the glass below.
Presto Restoration delivers above-grade commercial waterproofing for high-rise and commercial properties across Charlotte, from the Uptown banking towers to the mid-rise offices of SouthPark, Ballantyne and the South End corridor. Our difference is a restoration-first philosophy. Rather than sealing over a surface that has already deteriorated, we clean and restore it first, so the finished work bonds properly and lasts. Capabilities include breathable masonry water repellents, silicone and elastomeric coating systems, and expansion joint and crack sealing. Wet glazing and glass sealing round that out, backed by our proprietary products such as Glass Defender. We also provide niche solutions like Leach Stop Protection for precast concrete. We work exclusively above grade, not on foundations or below-grade waterproofing, because deep specialization produces stronger outcomes than generalist promises.
OUR COMMERCIAL WATERPROOFING SERVICES IN CHARLOTTE
From joint sealants to full coating systems, Presto’s above-grade waterproofing services for Charlotte buildings fall into two groups: core systems that hold the envelope watertight, and specialized restoration-waterproofing services that pair deep cleaning and restoration with lasting protection.
Core Waterproofing Services
A Charlotte tower is designed to move, and all of that movement is concentrated deliberately into expansion joints, control joints and the cracks that open around them. The taller the building, the more the top of it travels under wind, and the more the framing on a sun-facing elevation grows and shrinks between morning and mid-afternoon. When the sealant in those joints stops recovering it becomes the shortest route from the outside of the building to the inside. We repair and reseal with high-movement silicone and polyurethane systems chosen for movement capability, so the joint stretches and compresses with the structure instead of tearing away from one face. On a tall Charlotte building this is usually the single highest-value waterproofing repair available.
Glass on a Charlotte building takes a slow chemical beating from above. Alkaline runoff off precast and concrete spandrels, mineral-heavy rainwater, irrigation overspray at the base and traffic pollutants all leave deposits that etch and haze the surface permanently once they are left to sit. Our proprietary Glass Defender treatment bonds a hydrophobic barrier to the glass so minerals cannot anchor, water sheets away instead of drying in place, and routine cleaning becomes easier and less frequent. Treated glass holds its optical clarity and resists staining year after year, including on the lower floors that catch the most runoff.
Copings, parapet caps, ledges, balcony edges and setback details are the horizontal parts of a Charlotte facade, and they are where conventional coatings give up first. Water sits on them after a heavy storm, and in winter it can freeze there overnight before it drains. For those conditions we install high-performance silicone coating systems: seamless monolithic membranes that bond straight to the substrate and remove the laps and terminations where ordinary products fail. Silicone holds its properties through standing water and through repeated thermal cycling, which is exactly what a horizontal detail on a tall building has to survive.
On a commercial tower the sealant joint between the glass unit and its frame is among the first waterproofing components to go. Once that perimeter seal hardens, splits or releases from one face, wind-driven rain is pushed straight into the wall cavity, and on a Charlotte high-rise the pressure difference inside the building can carry it several floors from the breach before anyone sees it. Wet glazing addresses the failure at its source. We take out the spent sealant and install new high-performance silicone that re-establishes a watertight bond between the unit and the frame. Presto reglazes storefront, curtain wall, ribbon window and punched window systems alike, delivering documented, warrantied wet glazing across entire Charlotte elevations.
Stucco, EIFS and concrete walls develop hairline cracks eventually, and in Charlotte each of those is an entry point waiting for the next convective storm. An elastomeric coating answers that by staying flexible for the life of the system. Applied at roughly ten times the film thickness of ordinary paint, they stretch across small cracks rather than splitting themselves. The elasticity earns its keep here because substrates cycle every single day between a cool morning and a hot west-facing afternoon, not just seasonally. Our systems are breathable, so vapor still escapes from a wall that stays damp under tree canopy, and they come in a full palette of factory colors and texture profiles.
Porous masonry such as brick, block, precast and cast stone absorbs water readily. In Charlotte that shows up as efflorescence streaks, biological staining on the shaded elevations, damp interior walls, and saturated masonry that has water in it when the temperature drops overnight. Presto applies clear, breathable penetrating repellents built on silane and siloxane chemistry, which soak into the substrate and make it hydrophobic without changing how it looks. After treatment the wall appears untouched, but rain beads and runs off instead of soaking in. These sealers are invisible once cured, UV stable, and formulated to keep working through years of wetting and drying.
Specialized Restoration-Waterproofing
What separates Presto is the order of operations: we clean and restore a surface before we seal it, rather than sealing over whatever is already there. That two-step approach produces waterproofing that looks better, performs better and lasts longer. The specialized restoration-waterproofing services below address problems an ordinary waterproofing contractor is not equipped to solve.
Precast concrete panels hold water-soluble minerals that leach out whenever moisture passes through them, and the runoff deposits on everything below as stubborn, permanent-looking staining across glass, metal trim and adjacent facade elements. Charlotte has a great deal of precast on its office and institutional stock, so this is a common call. The staining is hard to remove and usually returns within weeks of a cleaning, because cleaning never touched the source. Our Leach Stop Protection service is a specialized treatment that stops the leaching at its source. We clean off the existing staining and treat the precast itself to block further mineral migration, so a building that has been re-cleaning the same windows for years can stop doing it.
Architectural metal panels, curtain wall framing, mullions and Alucobond composite panels weather steadily under UV, thermal cycling and the grime a busy urban corridor puts on a building. Instead of steering an owner into wholesale panel replacement, we apply clear protective coating systems that seal the metal and keep the original factory finish. The clear coats bond straight to the existing surface and keep moisture off the substrate underneath, which meaningfully extends the service life of what is already on the building. On a tall Charlotte elevation, where every panel replacement means another rigging cycle, this approach frequently removes the need for a replacement project altogether and cuts long-term maintenance cost with it.
Our Commercial Waterproofing Process in Charlotte
Every Charlotte waterproofing project follows the same five-phase process, built to diagnose the failure correctly, specify systems suited to the substrates actually on the building, and deliver watertight performance that lasts.
Building Envelope Inspection
We review every above-grade waterproofing system on the building, from sealed joints and coatings to exposed decks, copings and masonry walls, documenting each failure point with photographs and detailed notes.
Diagnostic Testing
On a tall building, water intrusion rarely traces back to where it appears. Controlled water testing, moisture readings and visual tracing separate the actual entry point from the surface symptom.
Scope & Specification
We specify the right products for your substrates, silicones, elastomeric systems, traffic membranes, with clearly quantified line items, while our PM team handles the Charlotte and Mecklenburg County permitting sequence and tenant coordination.
Waterproofing Installation
Our trained crews work from rope access, swing stage or lifts as the building height requires. Everything is installed to manufacturer specification with strict quality control and full documentation.
Project Closeout & Warranty
We hand over complete documentation, including warranty information, product data sheets, before-and-after photography and maintenance recommendations for getting full life out of the new systems.

Charlotte Commercial Waterproofing FAQs
How often should commercial building sealants be replaced in Charlotte?
What wears a Charlotte sealant out is cycles, not chemistry. A perimeter joint on a tall sealed elevation is worked every day as the framing around it warms and cools, and it is worked hardest on the south and west faces. Many products are rated for 15 to 25 years, but on exposed high-rise elevations here we routinely see meaningful failure at 10 to 15. An envelope inspection every 5 years is the reliable way to catch that before it turns into interior damage, and the sun-facing elevations are worth looking at first.
Waterproofing or water damage restoration: which does a Charlotte building need?
Waterproofing works on the outside of the building and before the fact. Properly installed sealants, coatings and membranes keep water from getting in at all. Water damage restoration works on the inside and after the fact, cleaning up and repairing what the water reached. Presto sits firmly on the preventative side, restoring and maintaining the exterior systems that hold water out of the envelope. On a Charlotte tower that is almost always cheaper than remediating the same interior twice.
Can waterproofing be done on an occupied Charlotte building?
Yes, and most of our projects run on fully occupied buildings: office towers, hotels, hospitals and residential high-rises. We use industrial rope access wherever the building allows it, which avoids the sidewalk footprint scaffolding needs on a tight Uptown block. Noisier work is scheduled outside peak hours, tenants are kept informed as the crews move around the elevations, and the program is phased so common areas and daily operations stay open.
What is the difference between elastomeric coatings and ordinary exterior paint?
Ordinary exterior paint is a finish. It provides color and a little weather resistance, but it will not stretch with the substrate or bridge a crack. An elastomeric coating is a waterproofing system that also happens to look good. They are applied far thicker than paint, they flex as the substrate cycles, and they bridge hairline cracks so water cannot work through. On a Charlotte wall that heats and cools every day of the year, that flexibility is the whole difference, and the coating waterproofs the wall as well as finishing it.
Does my Charlotte building need waterproofing now, or can it wait?
Signs that call for attention now include sealant that is cracking or separating from one face of a joint, dark streaking running down the wall below a failed joint, efflorescence on masonry or concrete, damp patches or bubbling paint on interior walls, coatings that are chalking or peeling beyond normal wear, and any visible spalling or exposed reinforcing steel. Waiting makes each of those more expensive, because water that reaches reinforcing steel turns a sealant job into a concrete job. Does Presto handle permits and local regulations in Charlotte?
Yes. Our project management team files the applications directly, along with any owner association approvals and design review submissions the property needs. In Charlotte that means working the sequence in the right order: the City of Charlotte reviews the commercial site plan and releases its holds, and Mecklenburg County Code Enforcement then issues the building permit. Where a property sits inside one of the eight local historic districts, we also prepare what is needed for a certificate of appropriateness from the Charlotte Historic District Commission. Presto carries nationwide general liability and workers’ compensation insurance and complies with all applicable local and state requirements on every project.
