Recoating puts that protective layer back over the foam you already have, closing the small damage in the surface as it goes and carrying the roof another decade or more. Against the cost of stripping and respraying a whole SPF system it is barely a comparison, and it is what we end up recommending on almost every SPF roof we go up on.
Go up on the older commercial and multifamily stock in this city, including a good deal of the converted warehouse around the Southside, and what is underfoot is asphaltic: built-up roofing, modified bitumen or a cap sheet. Provided the deck and the insulation beneath are dry and sound, all three take a silicone restoration well. What goes first on these is almost never the field of the roof. It is the laps, the terminations at the edge and the collars round every penetration, and a winter of freezing and thawing finds all three long before the membrane itself is finished. Silicone closes them, stops the sun oxidizing the surface any further, and adds years. Asphalt will push its oils up through a coating given time, so where the substrate calls for it we prime with an approved bleed blocker first, which keeps the coating stuck down and keeps it from going brown in patches.
Plenty of roofs should not be coated. A deck that has gone, insulation that is wet through, substrate failing across the field, or an existing coating that silicone will not sit on are each enough on their own, and coating over any of them is money poured away. So before anyone quotes a system we survey the roof and pull adhesion tests on the actual substrate, not on what the drawings say is up there.
