How often should commercial building sealants be replaced in Chattanooga?
More often than most owners expect, for a reason specific to this valley. Is waterproofing the same thing as water damage restoration?
No, and the distinction decides which contractor you should be calling. Waterproofing keeps water on the outside: joints, sealants, coatings, flashings and membranes maintained so the envelope sheds what the sky throws at it. Water damage restoration is what happens once that has failed, and it deals with soaked carpet, ruined ceiling tile, damaged finishes and whatever grew while the wall stayed wet. Presto works on the first of those. In a market where a shaded wall can stay damp for days at a stretch, keeping water out consistently costs less than repeatedly drying an interior out.
Can waterproofing be done on an occupied commercial building?
Almost all of it is. Occupied office floors, hotels, apartment and student housing buildings, clinics and campus facilities are the normal case rather than the exception. Industrial rope access does most of the work here, which keeps sidewalks, patios and parking clear of scaffold that would otherwise sit on a downtown or North Shore site for months. Noisy operations are scheduled around the building’s own rhythm, tenants get notice before crews appear on their elevation, and the scope is staged so entrances, loading and common areas keep working.
How is an elastomeric coating different from ordinary exterior paint?
They do different jobs. Exterior paint is a decorative film. It has some weather resistance, but it is thin and it has almost no capacity to move with the wall. An elastomeric coating is a waterproofing membrane that happens to be applied like paint: many times the thickness, formulated to stretch, and able to carry hairline cracking in stucco, EIFS, concrete and block without opening up. That counts for more here than it would in a dry climate. A Chattanooga wall can absorb a long soaking rain, sit damp under a valley inversion for two days, then drop below freezing overnight, and the water inside a hairline crack expands every time it does. Paint splits over that crack within a season or two. A properly specified elastomeric system bridges it and keeps the water out of the wall to begin with.
Does my building need waterproofing now, or can it wait a season?
Some symptoms will wait and some will not. Joint sealant that has split, lost adhesion or gone hard is not cosmetic and gets worse on a fixed schedule once winter starts. So does dark streaking below a failed joint, efflorescence on brick or concrete, damp patches or blistering paint on the inside face of an exterior wall, coating that is chalking or peeling past normal weathering, and any spalling that has exposed reinforcing steel. Tennessee has no statewide ordinance that forces the question for you, so the timing is genuinely the owner’s call. The honest answer in this valley is that anything open before December will be worse by March, because every freeze and thaw between now and then drives the same crack a little further.
