Stucco over soft brick is the defining wall assembly of the French Quarter, and it behaves nothing like the precast and cast stone on a Central Business District tower. Lime-based stucco is meant to be sacrificial and vapour-open; skim it with a hard cement render and the moisture that used to escape through the render goes into the brick instead, where it freezes nothing and simply dissolves the face of the masonry from behind. We open every project with substrate evaluation and gentle, controlled cleaning that lifts biological staining, salt bloom and efflorescence without scarring the surface, then repair with materials matched to the original in porosity and strength rather than only in colour. Penetrating sealers and breathable coatings block liquid water while leaving the drying path open, and spalled or damaged sections get colour-matched patching engineered to move the way the surrounding substrate moves.

In any brick wall the mortar is designed to fail first, and in New Orleans it gets to that point quickly. Storm-driven rain scours eroded joints, and once the joint is open water travels straight through the assembly, producing interior staining, efflorescence and eventually loose, spalling brickwork.

The cycle here is shorter than in a drier climate because the wall rarely gets to dry out between wettings. As a general guide we suggest a full above-grade envelope inspection every 3-5 years, sealant replacement every 8-12 years, elastomeric coating renewal every 10-15 years, and repointing every 20-35 years. Buildings on exposed elevations facing the river or the lake, and anything that took a direct hit in a recent hurricane season, should work off the shorter end of every one of those windows.

Caulking that has cracked, shrunk or debonded from the joint face; rust bleed running down stucco from balcony rails, gallery ironwork or panel fasteners; efflorescence and salt bloom on brick; stucco that is cracked, discoloured or sounds hollow when tapped, which means it has lost its bond to the brick behind; interior stains or musty odour along exterior walls; hazy glass that cleaning will not fix; and spalled concrete around balconies and window openings. Any of those means the envelope is taking on water rather than shedding it.

Rope access removes the footprint and noise of scaffolding, which matters a great deal on narrow French Quarter and Warehouse District streets where there is nowhere to stand a scaffold in the first place. Disruptive tasks are scheduled outside peak hours where possible and the work is phased so lobbies, courtyards and parking stay usable.

Height and scope drive it. A focused sealant replacement on a mid-rise usually wraps in 2-4 weeks. A full restoration covering caulking, coatings, masonry and metals on a 20-30 storey Central Business District tower typically runs 3-6 months. Two local factors stretch a schedule: the rain, which costs working days through the wettest months, and design review if the building sits in a protected district. Both are built into the programme up front rather than absorbed later.

Because getting it wrong destroys the wall faster than leaving it alone. Nineteenth-century New Orleans brick is soft and porous, and it was built to work with a soft lime mortar and a vapour-open lime stucco that let moisture escape through the joint and the render rather than through the brick. Repoint that wall with a hard Portland-rich mortar, or skim it with a dense cement render, and the moisture has nowhere to go but out through the face of the brick, which spalls. We match replacement mortar and stucco to the original in porosity and compressive strength, not just colour, and we prepare samples for review before the work is approved.

Beyond that, the review body depends on the address: exterior work in the French Quarter goes to the Vieux Carré Commission, and work in the city’s other local historic districts goes to the Historic District Landmarks Commission.
