Pinpointing Water Intrusion Before It Becomes a Bigger Problem

Building Envelope Diagnostics for New Orleans Restoration Projects

In commercial buildings, water rarely enters where it shows up. A stained ceiling tile on the 12th floor might trace back to a failed sealant joint six storeys higher, a corroded gallery connection, a hairline crack at a parapet, or a curtain wall perimeter that has been admitting water for months before anything appeared inside. New Orleans adds a second suspect that most markets do not have to rule out. With dew points sitting in the seventies for months, moisture condensing inside a wall assembly produces staining, blistering and mould that look identical to a roof or facade leak, and the two call for opposite remedies. Coat the wall to stop a leak that was really condensation and you seal the moisture in. Owners who skip a real diagnostic investigation routinely pay to fix the wrong component, then watch the same stain return after the next tropical band.

Presto Restoration treats leak detection and envelope diagnostics as a required first step on every commercial restoration project we take on. Before proposing any repair scope, our team confirms where water is entering the above-grade envelope, why it is entering there, and whether it is bulk water at all. That diagnostic-first process is why the restoration work holds rather than generating repeat calls. Note that Presto does not provide standalone leak detection as a small, one-off inspection service. Our diagnostic and consulting work is bundled into comprehensive commercial restoration projects, typically with a $50,000+ project minimum.

OUR DIAGNOSTIC METHODS FOR NEW ORLEANS BUILDINGS

Presto applies a range of diagnostic techniques to locate water intrusion in commercial buildings. Which combination we use on a given New Orleans property depends on the construction, the elevation involved, the season and, critically, whether the evidence points to bulk water from outside or to condensation forming within the assembly.

Controlled water testing to locate leaks on a New Orleans LA commercial facade

The most dependable way to confirm where an envelope is failing is to apply water directly to a suspected failure point under controlled conditions and watch what happens inside. Testing is staged from the bottom of an assembly upward, one component at a time, so that when water appears we know precisely which joint, sill, head or termination let it through. On New Orleans buildings we also test at angle rather than only vertically, because the leaks that matter here are the ones that open up when rain is being driven sideways off the Gulf, and a joint that passes a vertical spray test can fail completely under wind-driven conditions.

Infrared thermal imaging finds temperature anomalies across a facade or roof that mark where moisture is held in the assembly. The method needs a temperature differential to work, and in a New Orleans summer, when the outside air, the wall and the interior are all close in temperature for much of the day, that differential can be small. We schedule scans for early morning or evening when the gradient is strongest, and we read the results alongside moisture meter data rather than on their own, because thermography shows where moisture is sitting and not how it got there.

Moisture meters give a direct quantitative reading of moisture content inside plasterboard, timber, concrete and masonry, which turns an argument about whether a wall is wet into a number. That matters more here than in most markets, because in this climate a fair amount of moisture is normal and the diagnostic question is one of degree and pattern. Readings taken in a grid across an elevation, and repeated after rain and again after a dry spell, distinguish a genuine entry point from a wall that is simply carrying the humidity everything else in the city is carrying.

Drone inspection captures close-up, high-resolution imagery of upper elevations, parapets, copings and roof edges without staging suspended access purely to look. On Central Business District towers it shortens the investigation considerably, and on French Quarter and Warehouse District buildings, where the street is narrow and there is often nowhere to stand a lift, it may be the only practical way to see a gallery connection or a parapet detail at close range before deciding how to reach it.

Invasive testing opening cut into a New Orleans LA commercial building envelope

When thermography, moisture readings and water testing still leave the path unclear, invasive testing resolves it. That means removing a small, carefully chosen section of cladding, stucco or interior finish to see the assembly directly. On older New Orleans buildings this step is often decisive, because so much of what fails is concealed history: a previous repair in the wrong material, a cement render skimmed over lime stucco, or a gallery bolt pocket that has been quietly wet for years. Openings are kept minimal, agreed in advance, and made good afterwards.

Every diagnostic engagement ends with a written report built around that specific building. It documents what was inspected, what was found, which method established each conclusion, and where the water is actually entering, with photography and test results. Where condensation rather than bulk water is the cause, the report says so plainly, because that finding changes the remedy entirely. The report then becomes the basis of the restoration scope, so the work that follows is priced against evidence rather than assumption.

How Diagnostic Work Fits Into Your Restoration Project

Every Presto commercial restoration project in New Orleans opens with a diagnostic investigation, completed before the restoration scope is finalised. It runs in five steps.

Presto Restoration process step 1: Building Envelope Assessment
Presto Restoration process step 2: Diagnostic Testing
Presto Restoration process step 3: Scope & Planning
Presto Restoration process step 4: Restoration Execution
Presto Restoration process step 5: Closeout & Warranty

Walk-Through & Symptoms

We record every visible symptom, the interior staining, exterior deterioration, tenant complaints and prior leak history. One question matters especially here: does the problem appear after rain from a particular direction, or does it appear regardless? That single answer often separates a wind-driven leak from a condensation problem before any equipment comes out.

Diagnostic Testing

The walk-through determines which methods follow: controlled water testing at angle, thermography timed to the best available temperature gradient, moisture readings across a grid, drone imagery of upper elevations, and invasive openings where the path is still unclear.

Report & Scope

Findings become a project-specific written report paired with a detailed restoration scope, so an owner can see what was found, how it was established, and what is proposed in response, before committing to anything.

Restoration Execution

Crews carry out the work through the relevant Presto service line: facade, waterproofing, parking deck, historic preservation or roof restoration. All of it is above-grade work, which keeps the diagnostic conclusion and the remedy within the same scope.

Verification & Closeout

Where it is warranted we re-test after the repair to confirm the intrusion has actually stopped, then deliver full project documentation. In a climate that will test the work several times a week through summer, verifying before handover is worth the extra visit.

Need to Identify a Persistent Leak in Your New Orleans Building?

If a building has chronic water intrusion that previous repairs have not resolved, the entry point is usually not where the damage appears, and in this climate it is worth establishing whether water is entering at all rather than condensing inside the wall. Tell us what you are seeing, on which elevation, and after which kind of weather, and our team will point you toward the right approach.

Why New Orleans Property Owners Choose Presto for Leak Detection & Diagnostics

Diagnostic-First Restoration Philosophy

We never quote restoration work from visible symptoms alone. Every project opens with an investigation that confirms the actual water path, which in a humid climate also means confirming that there is one, rather than treating condensation as though it were a leak.

We Don’t Sell Unnecessary Services

Leak detection is bundled into our restoration projects rather than sold as a standalone line item, so there is no incentive to run tests that will not change the answer. The diagnostic exists to get the scope right, not to fill an invoice.

25+ Years of Restoration Experience

More than 25 years of commercial restoration nationwide, including sustained Gulf Coast work. We know how water travels through a saturated wall, and how differently a building behaves when it never gets a dry season to reset.

Fully Insured Nationwide

Presto carries nationwide general liability and workers’ compensation coverage, and our subcontractors are held to the same standard. Property managers and owners across Orleans, Jefferson and St. Tammany Parishes can engage us with confidence.

Our Local New Orleans, LA Support Network

Diagnosing a leak is one part of keeping a building dry in a city this wet, and much of the rest is routine: clear drains, prompt attention to staining, and someone looking at the envelope between projects. Presto coordinates a network of specialised divisions so owners across Orleans, Jefferson and St. Tammany Parishes get that continuity.

For day-to-day and preventative support, property managers can approach our sister divisions directly:

Building Restoration New Orleans: Localised structural repair and exterior preservation work.

Building Maintenance New Orleans: Preventative maintenance that keeps a humid-climate property ahead of the damp year-round.

Building Services New Orleans: Day-to-day commercial building support across the New Orleans market.

New Orleans Leak Detection & Building Envelope FAQs

No. Diagnostics are the first phase of a restoration project rather than a service sold on its own, and our consulting work is bundled into comprehensive commercial restoration projects with a typical $50,000+ minimum. The reason is practical: a diagnostic that is not attached to the work that follows tends to produce a report and no resolution. If you need a one-off inspection with no restoration attached, an independent envelope consultant is a better fit and we will say so.

Controlled water testing, applied at angle as well as vertically because the leaks that matter here open up under wind-driven rain; infrared thermography, scheduled early or late in the day when there is enough temperature differential for it to read; moisture meter surveys taken across a grid and repeated in different weather; drone imagery of parapets, copings and upper elevations; and selective invasive openings where the path is still unresolved. Most investigations use several in combination, because no single method distinguishes a genuine entry point from ambient moisture on its own.

Because there are two very different causes that present identically. Water driven through a failed joint and moisture condensing inside a wall assembly both produce staining, blistering paint and mould on the inside face, and the remedies are opposites: one calls for sealing the envelope, the other calls for letting the wall dry. Coat a wall to fix a leak that was really condensation and you have made it permanently worse. With dew points in the seventies for months at a stretch, that is not an edge case here, it is a routine finding.

Our diagnostic reports document conditions, methods and conclusions to a standard that supports an owner’s decision-making, and clients do sometimes use them in insurance or construction-defect matters. We are a restoration contractor rather than a forensic consultancy, though. Where a dispute is the primary purpose, an independent envelope consultant or a licensed engineer engaged specifically for that role is the appropriate route, and we are happy to work alongside one.

What was inspected, what was found, and which method established each conclusion, with photography, test results and moisture data. The report identifies where water is entering the above-grade envelope and why, states plainly where condensation rather than bulk water is the cause, and sets out the restoration approach that follows from the finding. It is written to be read by an owner or a board, not just by a contractor, and it becomes the basis of the scope so the pricing is traceable to evidence.

A straightforward investigation is usually a few days on site plus reporting. A complex one, a tall building, several suspected paths, or a leak that has defeated previous repairs, can run two to three weeks. The local variable is weather in both directions: controlled water testing needs the elevation dry beforehand, and thermography needs a temperature differential that a humid New Orleans afternoon does not provide, so scans get scheduled for early morning or evening. Waiting for the right conditions produces a reliable answer; testing in the wrong ones produces a confident wrong one.
