Careful Restoration of New York City’s Landmark Terra Cotta, Brownstone & Cast Iron
Historic Building Restoration Specialists in New York, NY
New York City holds one of the richest collections of historic buildings in the country. SoHo’s cast iron facades date from the mid-1800s, brownstone rowhouses line blocks across Brooklyn and Harlem, and early skyscrapers such as the 1913 Woolworth Building are clad in glazed terra cotta. Churches, theaters, banks, prewar apartment buildings and converted lofts add limestone, granite and ornamental brick. Thousands of these buildings are protected as individual landmarks or sit inside historic districts, and all of them face freeze-thaw winters, wind-driven rain and decades of wear.
Older buildings need materials and methods that respect how they were built. Mortar must stay softer than historic brick, cleaning must not damage terra cotta or brownstone, and repairs should match the original. Presto Restoration bases every historic scope on the National Park Service’s Preservation Briefs and works with your architect when a project needs approval from the New York City Landmarks Preservation Commission or review by the New York State Historic Preservation Office.
With more than 25 years of experience, our crews repoint brick with matched lime mortars, repair and reset terra cotta, restore brownstone, limestone and cast iron, refurbish historic windows and apply breathable treatments that keep each building dry without trapping moisture.
OUR HISTORIC PRESERVATION SERVICES IN NEW YORK CITY
From cast iron lofts and brownstone rowhouses to terra cotta towers and prewar apartment buildings, Presto provides preservation services for New York City’s historic buildings using materials suited to their original construction.
On New York’s historic brick, mortar usually fails first. Freezing water erodes the original lime mortar until the joints open, and later repairs with hard cement mortar often crack the softer brick. We remove failing joints carefully and repoint with lime mortar matched in strength, color and profile.
Glazed terra cotta and brownstone define much of the city’s character. Water reaching the steel anchors behind terra cotta rusts them and cracks the units, and brownstone flakes and peels as water freezes inside it. We clean gently, repair cracks and spalls with compatible materials, treat corroded anchors and reset or replace loose units, matching color and profile.
Historic wood and steel windows are central to a building’s character and often must be kept on landmarked facades. We repair and refinish frames, re-glaze with new compound and seal perimeters so original windows stay in service.
Cornices, carved stone, terra cotta ornament and decorative brick collect water and deteriorate first, and loose pieces are a safety concern over busy sidewalks. We stabilize loose pieces, repair broken elements and recreate missing details that match the original.
Cast iron facades, bronze entrances, iron railings and copper details appear across New York’s historic districts. Age and weather leave them rusted or buried under paint. We clean and restore historic metals, stop corrosion, apply protective finishes and reseal metal-to-masonry joints.
Historic masonry must breathe. Sealing the face of an old wall can trap moisture that freezes and damages it, so we fix the actual leaks first and use breathable repellents only where they help.

New York City Historic Preservation FAQs
What makes historic preservation different from regular restoration?
Regular restoration makes a building sound and watertight. Preservation also protects original materials and appearance through matched mortars, gentle cleaning and repair rather than replacement.
Why does lime mortar matter on older New York buildings?
Historic brick was laid in soft lime mortar meant to be weaker than the brick. Hard cement mortar traps water and stresses the brick, which then cracks in freezing weather.
Can an older building be made watertight without losing its character?
Yes. Most leaks come from eroded mortar, failed flashings, cracked copings and worn window seals, all of which can be repaired with compatible materials.
How long does a historic restoration project take?
A brownstone facade may take a few weeks, while a large terra cotta tower or church can take many months, with most work done between spring and fall.
Does Presto work on designated landmarks in New York City?
Yes. For buildings that need approval from the New York City Landmarks Preservation Commission or review by the New York State Historic Preservation Office, we provide the scope and material information required.
How do you work with architects and preservation reviewers?
We share survey findings, material testing and proposed methods early and document the work with photos throughout.
Does Presto follow National Park Service guidelines?
Yes. The National Park Service Preservation Briefs guide our methods for repointing, masonry cleaning, terra cotta repair and historic windows.
