How often should commercial building sealants be replaced in Los Angeles?

What's the difference between elastomeric coatings and regular exterior paint?

Elastomeric coatings are waterproofing systems that also happen to look good: they go on far thicker than paint, flex with thermal movement in the substrate, and bridge hairline cracks so water cannot work its way through.
