Careful Restoration of Older Masonry, Cast Stone and Mid-Century Landmark Buildings

Historic Building Restoration Specialists in Hoover, AL

Hoover is a young city, so the buildings here that need preservation work come in two kinds. There are the older ones in and around Jefferson and Shelby County: soft red brick laid in lime mortar, cast stone and limestone trim, sandstone sills, wood sash and clay tile, built when those were simply the materials available. And there is the mid-century stock, the schools, churches and civic buildings of the 1950s and 1960s that have now reached the age where their steel casement windows, terra cotta and painted metal need attention rather than replacement. Inland Alabama is hard on both in a particular way. Masonry that has taken on water goes through dozens of freeze and thaw cycles between December and March, and every one of them pries at the material from the inside. Shaded elevations under a mature tree canopy stay damp and hold algae. Older brick in this part of the state also carries a century of airborne sulfate from the valley’s industrial past. None of these assemblies were designed around modern repair products, and patching them with modern products usually speeds up the damage it was meant to stop.

Presto Restoration has worked on landmark and designated buildings across the country, and on each one the approach starts with the materials rather than the schedule. Our scopes generally follow the National Park Service’s Preservation Briefs, still the field’s standard technical reference, adapted to the style, the material palette and the review requirements of the property in hand. In practice that means lime-based mortar matched to the original in strength and color, cleaning methods chosen for the specific substrate instead of applied across the whole wall, and repair in kind rather than replacement. Whether a building is locally designated, listed on the National Register, or simply old enough that its original fabric cannot be bought again, the standard of the work is the same.

Failed mortar is the most common problem on older masonry here, and repointing is the repair most often done wrong. Brick from the early decades of the last century was soft, and the lime mortar around it was softer still, deliberately, so that the joint would absorb the building’s movement and let moisture leave as vapor. Repoint that wall with a hard Portland-cement mix and the moisture has nowhere to go but out through the brick, which spalls, and spalled historic brick cannot be bought back. Our masons match new mortar to the original in strength, color and composition, cut out the failed joints without biting into the masonry around them, and tool the new joint to the profile already on the wall. In central Alabama there is a second reason to get this right: a wall holding water goes through dozens of freeze and thaw cycles each winter, and a joint that is too hard turns every one of them into damage.

Limestone and cast stone trim, sandstone sills and the occasional marble detail turn up throughout the older building stock in this area, and cleaning them incorrectly is permanent. Too much pressure etches soft stone. Too strong a chemical strips a patina that took eighty years to form, or bleaches a surface that was never meant to look new. We pick the method for the stone and its condition, which may mean micro-abrasion, a preservation-grade chemical cleaner, or controlled water pressure, rather than one process applied to everything on the elevation. Where stone has cracked or spalled, repairs are matched for color and texture and made to behave like the material around them. A cleaned historic wall should look cared for, not refinished.

Steel casement windows are a defining detail on the mid-century buildings around here, wood sash on the older ones, and both get thrown out well before their time. Replacing them with aluminum or vinyl can end a building’s eligibility for review approval, and the replacement rarely performs better than a properly restored original. Our work keeps the original glass, frames and hardware and fixes what has actually failed: glazing compound gone hard and cracked, corrosion in the steel muntins, hardware seized up, and perimeter sealant that has opened and lets water in when a storm drives rain against the wall. A restored historic window that gets maintained will outlive a modern unit rated for twenty years.

Traditional lime stucco appears on older buildings in the area and behaves nothing like the acrylic and EIFS products used today. It was troweled on in several coats over wood or metal lath, and every coat was meant to pass moisture rather than hold it. Patch it with a modern cement or acrylic product and the moisture stops at the patch, builds up behind it, and takes the original stucco around it apart. We rebuild with lime-based formulations, repair the lath underneath where it has gone, and finish to the texture and hand-worked character already on the wall. On a building where the stucco is most of what you see, matching that character is not cosmetic. It is the value.

Bronze storefront, cast-iron railings and stair work, wrought iron, and the ornamental aluminum grille of the mid-century decades all appear in the older inventory around Hoover. Away from the coast the corrosion is slower and driven by moisture sitting in joints and at fasteners rather than by salt, which means a good deal of what looks like damage is patina worth keeping. We remove the corrosion that is actually consuming the metal, leave the patina where it is doing no harm, and refinish by methods that suit the original. Stripping historic metalwork back to bare substrate is a last resort here, not a starting point.

Waterproofing an old wall is a different problem from waterproofing a new one. Masonry, lime mortar and traditional stucco were built to breathe: water that gets in during a storm is supposed to evaporate back out through the wall. Seal that wall with a modern impermeable system and the water stays put, and in an Alabama winter it freezes inside the material. So what gets specified here is vapor-permeable repellents and sealants compatible with lime-based construction, with fully impermeable systems used only at the details where the original design intended them.

Our Historic Preservation Process in Hoover

Historic work runs slower than standard restoration, and this process is built to make it slower in the right places. Five phases, with most of the care spent before anyone touches the building.

Presto Restoration process step 1: Building Envelope Assessment
Presto Restoration process step 2: Diagnostic Testing
Presto Restoration process step 3: Scope & Planning
Presto Restoration process step 4: Restoration Execution
Presto Restoration process step 5: Closeout & Warranty

Historic Property Assessment

Every area of deterioration is documented, and original fabric is separated from later additions, because the first is irreplaceable and the second is not. Nothing is touched until the building's history is understood.

Material Analysis

The original materials get identified specifically: the lime mortar mix, the stone type, the stucco composition, the glazing, the metal alloys. Where any of that is uncertain, laboratory analysis is recommended rather than guessed at.

Scope & Specification

Findings become a quantified scope with period-appropriate products named. We coordinate directly with the owner, with a preservation consultant or architect, and with any local review body the work requires.

Preservation-Grade Execution

Crews work with period-appropriate materials and traditional technique where the building calls for it. Quality control is strict, because there is no rework available on substrate that cannot be replaced.

Project Closeout & Documentation

The record you receive covers photography before and after, material data sheets, warranty terms and maintenance guidance. On a designated property that record supports the next review the building goes through.

Why Hoover Property Owners Choose Presto for Historic Preservation

Direct Historic Landmark Experience

We have worked hands-on with landmark property around the country. The bar on this work is a different one: material compatibility, gentle method, and a willingness to leave original fabric alone. That is what separates preservation from ordinary restoration.

Guided by NPS Preservation Briefs

Our scopes track the National Park Service's Preservation Briefs, the country's standard technical guidance for this work. Lime mortar matched to the original formulation, cleaning calibrated to a soft substrate, breathable waterproofing suited to traditional construction. The shortcut version is not on offer.

More Than 27 Years of Restoration Experience

More than 27 years of commercial restoration nationwide, landmark and designated buildings among them. Time in the field is how you learn which techniques protect an old substrate and which ones quietly take it apart.

Fully Insured Nationwide

Liability and workers' compensation coverage is held nationwide, and we require the same of anyone we subcontract. Certificates are issued to the owner or the board before work begins rather than on request.

Our Local Hoover, AL Support Network

Preservation work is episodic. Between those projects a building still needs looking after, and that is a different kind of service.

These divisions cover it, and an owner or manager can approach them directly:

Hoover Historic Preservation FAQs

Ordinary restoration is about getting a building watertight and working again, with whatever modern material does that best. Preservation carries a second obligation at the same time: the original character, materials and workmanship have to survive the repair. That is what puts lime mortar in place of Portland cement, calibrated cleaning in place of blasting, and reversible repairs wherever they are possible, so the next generation is not stuck with our decisions. It costs more and takes longer. It is also the only way to protect both a designation and the thing that earned it.

On a pre-war masonry building the mortar was made intentionally weaker than the brick around it. When the wall moves with heat or settles slightly, the joint gives and the brick does not. Lime mortar also lets water vapor out through the joint rather than holding it in the wall. Repoint that same wall with a hard modern mix and the moisture is trapped inside the softer original brick, where an Alabama winter freezes it and breaks the face off. Matching the mortar is what keeps the masonry.

Yes, and usually by less drastic means than people expect. Original steel casement or wood windows, restored with new glazing compound and a sound perimeter seal, perform comparably to replacements. Thick masonry and stucco walls carry real thermal mass that flattens the swing in interior temperature. Breathable waterproofing often outlasts an impermeable coating precisely because it does not trap water in the wall. Our side of this is the envelope. For mechanical and insulation work on a historic building, owners generally bring in a specialist in that.

Longer than standard restoration, because the materials, the hand techniques and the tolerance for error are all different. A facade on a smaller historic commercial building might run two to four months. A full scope on a larger landmark property can run six to twelve months or more. Any local review required before work starts sits on top of that, and it can add weeks or months of its own. We give you a realistic schedule at scoping rather than an optimistic one.

Yes, across a range of designation levels, from locally designated sites to buildings individually listed on the National Register. What a designation actually requires varies: whether a certificate of appropriateness or similar local review applies, and which parts of a scope trigger it. We go through the property’s status at the assessment and set out what coordination the proposed work will need, including with the Alabama Historical Commission where a project involves state or federal review.

On a designated property the approval process is normally driven by the owner together with a preservation architect or consultant who knows the local board. Our part is an accurate scope, period-appropriate material specifications, and documentation that survives that level of scrutiny. We stay in contact with the owner’s preservation team throughout, so the work supports whatever submissions are needed, and we comply with the local and state requirements that apply to the job.

Yes. Our scopes track the National Park Service’s Preservation Briefs, the most widely used technical reference for this work in the country. The Briefs cover exactly what this building stock needs: masonry cleaning, mortar formulation, window restoration, stucco repair and more. Depending on designation and style, other standards may be layered in. An owner working with a preservation architect is welcome to check our proposed scope against the relevant Briefs before anything starts.
