What size and type of projects does Presto take on?
Presto works on large, multi-story commercial buildings: condominium and hotel towers, office high-rises, hospitals, government facilities, parking structures and historic landmarks. Our scope is the building envelope, meaning glass, metal, stone, masonry, stucco, EIFS, concrete and roofing systems. We do not take residential work or small projects. Do inland Florida buildings need the same restoration work as coastal ones?
They need it for different reasons. Coastal buildings on the Atlantic and Gulf face salt-laden air that corrodes metal and breaks down sealant chemistry, so their envelopes age fastest. Inland Florida trades salt for heat, humidity and thermal cycling: UV chalks coatings, daily expansion and contraction works joints loose, and afternoon storms drive water into every opening that has worked its way open. Both paths end in the same place, a failed envelope. What differs is the timeline.
When is the best time of year to schedule exterior restoration in Florida?
Exterior work runs year-round, but the calendar matters. The dry season, roughly November through April, gives the most reliable windows for coatings and sealants, which need dry substrates and stable temperatures to cure correctly. Summer brings daily storms and hurricane season, which can pause work at height on short notice. Many Florida owners plan the reverse of what you would expect, using summer for assessment, engineering and permitting so crews can move at full speed once the dry season opens.
