Why Florida Buildings Need Engineered Envelope Solutions
Salt Air, Storm Season And UV
Florida attacks a building envelope from three directions at once. Salt-laden air corrodes anchors, fasteners and reinforcing steel well inland, not just on the beach. Ultraviolet exposure is among the highest in the country, and UV is what breaks down sealants, coatings and membranes. Then hurricane season drives rain horizontally at pressures ordinary weather never produces.
The humidity is what makes the damage compound. A wall that takes on water during a storm never gets a dry season to recover in, so corrosion continues year round behind cladding that still looks sound. This is why Florida buildings can pass a visual check from the sidewalk and still have significant deterioration behind the facade.
Florida's Milestone Inspection And Reserve Rules
Since 2022 Florida has required condominium and cooperative buildings to be inspected and, just as importantly, to fund the reserves for the work those inspections find. For a building owner or association this is the difference between deferring envelope work indefinitely and having a funded, scheduled programme. Waterproofing and exterior painting are named reserve components, which puts this work directly in scope.

We don't have a true HQ, so crews are assembled around the project rather than dispatched from one fixed location.
What Kinds Of Buildings Does Presto Work On In Florida?
Large commercial and institutional property: high-rise offices, hospitals and medical campuses, universities, hotels and resorts, condominium and multifamily towers, parking structures, government buildings and historic commercial buildings. Our work is above grade, meaning the building envelope from the plaza deck up. Plaza decks and parking structures are in scope.
Does Presto Perform Milestone Inspections?
No. A milestone inspection has to be performed by a licensed Florida engineer or architect, and that independence matters. What we do is the repair scope that follows: the facade, sealant, coating, waterproofing and parking deck work an inspection calls for. We are also often brought in before an inspection to investigate what is actually happening in a wall, so the association knows what it is facing.
Why Does Salt Air Damage Buildings That Are Not On The Beach?
Airborne chloride carries a long way inland on the prevailing wind, and it does not need direct spray to do damage. It settles on the building, works into cracks and joints with each rain, and reaches the reinforcing steel and anchors inside the wall. Chloride breaks down the passive layer protecting that steel, and corroding steel expands with enough force to crack concrete and displace stone or precast from the inside.
When Is The Best Time Of Year To Schedule Exterior Restoration In Florida?
Florida has a year-round working season, which is a real advantage. The practical constraints are afternoon storms in summer, which interrupt coating and sealant application, and hurricane season from June through November. Most owners aim to have major envelope work finished before the peak of that season. Investigation and scoping can happen any time.
