Baltimore, MD Historic Property Preservation
Careful Restoration of Baltimore’s Historic Brick, Marble & Stone Landmarks
Historic Building Restoration Specialists in Baltimore, MD
Few American cities hold as much historic architecture as Baltimore. Mount Vernon’s marble and brownstone mansions surround the Washington Monument, Fells Point preserves brick buildings from the port’s early days, and the old B&O Warehouse at Camden Yards stretches along the ballpark. Neighborhoods across the city are lined with brick rowhouses and their famous white marble steps. Many of these buildings now hold offices, apartments, museums and shops, and all of them face harbor moisture, freeze-thaw winters and humid summers.
Older buildings need materials and methods that respect how they were built. Mortar must stay softer than the historic brick, cleaning must lift grime without damaging marble or brownstone, and repairs should match the original. Presto Restoration bases every historic scope on the National Park Service’s Preservation Briefs and works with your architect when a project needs review by Baltimore’s Commission for Historical and Architectural Preservation or the Maryland Historical Trust.
With more than 25 years of experience, our crews repoint brick with matched lime mortars, clean and repair marble, brownstone and granite, restore historic windows and ironwork and apply breathable treatments that keep each building dry without trapping moisture.
OUR HISTORIC PRESERVATION SERVICES IN BALTIMORE
From Mount Vernon mansions to Fells Point warehouses and rowhouse blocks, Presto provides preservation services for Baltimore’s historic buildings with materials suited to their original construction.
Mortar failure is the most common problem on historic Baltimore brick. Freezing water and heavy rain wash out old lime mortar until the joints open, and later patches with hard cement mortar often crack and spall the softer brick. We remove failing joints carefully and repoint with lime mortar matched in strength, color and profile, replacing damaged brick with salvaged or custom units.
Baltimore’s white marble steps and trim, along with brownstone and granite on churches and mansions, give the city its look. Marble sugars and stains, brownstone delaminates in layers and all of them crack when water freezes inside. We clean gently, repair spalls with compatible materials and reset or replace loose pieces.
Historic wood and steel windows, including stained glass on many churches, are central to a building’s character. We repair and refinish frames, re-glaze with new compound and seal perimeters so original windows stay in service.
Cornices, carved stone, brick corbelling and decorative trim catch rain and snow and deteriorate first. We stabilize loose pieces, repair broken elements and recreate missing details that match the original.
Cast iron storefronts, iron railings and copper details appear throughout Baltimore’s historic districts. Harbor moisture and age leave them rusted or buried under paint. We clean and restore historic metals, stop corrosion, apply protective finishes and reseal metal-to-masonry joints.
Historic masonry must breathe. Sealing the face of an old wall can trap moisture that later freezes, so we fix the actual leaks first and use breathable repellents only where they help.

Baltimore Historic Preservation FAQs
What makes historic preservation different from regular restoration?
Regular restoration makes a building sound and watertight. Preservation also protects original materials and appearance through matched mortars, gentle cleaning and repair rather than replacement.
Why does lime mortar matter on older Baltimore buildings?
Historic brick was laid in soft lime mortar meant to be weaker than the brick. Hard cement mortar traps water and stresses the brick, which then cracks in freezing weather.
Can an older building be made watertight without losing its character?
Yes. Most leaks come from eroded mortar, failed flashings, cracked copings and worn window seals, all of which can be repaired with compatible materials.
How long does a historic restoration project take?
A rowhouse facade may take a few weeks, while a large church or landmark can take months, with most work done between spring and fall.
Does Presto work on designated landmarks in Baltimore?
Yes. For properties that need review by the Commission for Historical and Architectural Preservation or the Maryland Historical Trust, we provide the scope and material information required.
How do you work with architects and preservation reviewers?
We share survey findings, material testing and proposed methods early and document the work with photos throughout.
Does Presto follow National Park Service guidelines?
Yes. The National Park Service Preservation Briefs guide our methods for repointing, masonry cleaning, stone repair and historic windows.
