Above-Grade Building Envelope Waterproofing for Austin High-Rises & Commercial Properties

Commercial Waterproofing Specialists in Austin, TX

Austin gives a waterproofing system a hard time in two different ways. Storms that build over the escarpment arrive fast and push rain sideways into joints that would stay dry in steadier weather. The rest of the year, months of strong sun and joints that move every day take the flexibility out of sealant and chalk the coatings. Once a system gives way, moisture moves through walls, metal starts to corrode, masonry stains and decays, and mineral runoff etches the glass below it. None of that announces itself early, which is why it usually surfaces as an interior repair rather than an exterior one.

Presto Restoration does above-grade commercial waterproofing for high-rise and commercial property across Austin, from downtown and Rainey Street towers to the office buildings at the Domain and out through Round Rock and Cedar Park. What sets us apart is that we restore before we seal. Rather than caulking over a tired surface, we clean and repair it first, so the finished work performs better and lasts longer. We install breathable masonry water repellents, silicone and elastomeric coating systems, and expansion joint and crack sealing. We also do wet glazing and glass sealing backed by our own products, including Glass Defender, and niche work such as Leach Stop Protection for precast concrete. We work above grade only, not on foundations or below-grade waterproofing, because doing one thing well beats promising everything.

OUR COMMERCIAL WATERPROOFING SERVICES IN AUSTIN

From joint sealants to full coating systems, Presto’s above-grade waterproofing for Austin buildings falls into two groups: the core systems that keep the outside of the building watertight, and specialized restoration-waterproofing services that pair deep cleaning with lasting protection.

Core Waterproofing Services

Expansion joint and crack sealing on an Austin TX commercial building facade

Concrete high-rises are built to move with wind and with the heat of the day, and in Austin that daily movement is considerable. It all concentrates at expansion joints, control joints, and cracks in the facade. When the sealant in a movement joint fails, it becomes the quickest route for storm-driven rain to get inside. We repair and reseal those joints with high-movement silicone and polyurethane systems that stretch and compress with the building instead of tearing loose. On most Austin buildings, joint sealing is the single highest-value waterproofing repair available.

Glass on an Austin building takes a slow chemical beating. Mineral-rich runoff from the concrete and masonry above, irrigation overspray, dust carried on storm winds, and city grime all leave deposits that etch and haze the surface if they are left alone. Our Glass Defender treatment bonds a water-shedding barrier to the glass, so minerals cannot get a grip, water sheets off rather than drying in place, and cleaning gets easier and less frequent. Treated glass keeps its clarity through summer after summer of hard sun.

Ledges, parapets, balcony edges, and other flat details are where Austin rain sits after a downpour, and where ordinary coatings fail first. For those spots we install high-performance silicone coating systems: seamless membranes that bond straight to the substrate, with none of the laps and terminations that usually let go. Silicone does well exactly where other coatings struggle. It shrugs off standing water, months of hard UV, and the sharp temperature swings that come with a 100-degree afternoon and a storm at six o’clock.

On any commercial tower, the sealant joint between the glass and its frame is one of the first things to fail. Once that perimeter seal hardens, splits, or lets go, wind-driven rain pours into the wall cavity, and it can travel several floors from the breach before anyone sees a stain indoors. Wet glazing fixes it at the source. We take out the spent sealant and install new high-performance silicone that re-establishes a watertight bond between the glass and the frame. We reglaze storefront, curtain wall, ribbon window, and punched window systems, with documented and warrantied work across an entire Austin high-rise.

Stucco, EIFS, and concrete walls all develop hairline cracks eventually, and in Austin each one is an entry point waiting for the next storm. Elastomeric coatings deal with that by staying flexible for life. Applied at roughly ten times the thickness of ordinary paint, they stretch across small cracks rather than splitting themselves. That matters here, where daily heating and cooling keeps a wall in constant small motion. Our systems are breathable, so interior moisture can escape, they hold up under months of direct sun, and they come in a full range of factory colors and textures.

Porous masonry such as brick, block, precast, limestone, and cast stone soaks up water. In Austin that shows up as efflorescence streaks, staining, faster deterioration, and damp interior walls after a heavy storm. Presto applies clear, breathable penetrating repellents built on silane and siloxane chemistry. They soak into the substrate and make it shed water without changing how it looks. Once cured the wall looks untouched, but rain beads and runs off instead of soaking in. These sealers stay stable under strong UV and keep working for years.

Specialized Restoration-Waterproofing

What makes Presto different is that we do not just seal a surface, we clean and restore it first. That two-step approach gives you waterproofing that looks better, performs better, and lasts longer. Our specialized restoration-waterproofing services handle problems most waterproofing contractors are not set up for.

Leach stop protective treatment on precast panels of an Austin TX high-rise

Precast concrete panels hold water-soluble minerals, and every time moisture works its way through, some of that mineral runs out and dries on whatever is below. It shows up as stubborn staining on windows, metal trim, and the rest of the facade. Cleaning it off works for a few weeks, then it comes back, because nothing has been done about the source. Our Leach Stop Protection service treats the cause. We clean the existing staining and treat the precast so the minerals stop migrating, which means a building that has fought the same window staining for years can finally be done with it.

Architectural metal panels, curtain wall framing, mullions, and Alucobond composite panels take a steady beating from sun, heat, and airborne grit. Rather than pushing you toward replacing panels, we apply protective clear coating systems that seal the metal and keep the original factory finish. The clear coats bond directly to the existing surface and stop moisture and contamination from reaching the metal underneath, which adds real service life to what is already there. It often removes the need for a replacement project altogether, and it cuts long-term maintenance cost at the same time.

Our Commercial Waterproofing Process in Austin

Every Austin waterproofing project follows the same five phases. The aim is to diagnose the problem properly, specify the right systems for your building, and leave you with work that holds up for years.

Presto Restoration process step 1: Building Envelope Assessment
Presto Restoration process step 2: Diagnostic Testing
Presto Restoration process step 3: Scope & Planning
Presto Restoration process step 4: Restoration Execution
Presto Restoration process step 5: Closeout & Warranty

Building Envelope Inspection

We go over every above-grade waterproofing system on the building, from sealed joints and coatings to exposed decks and masonry walls, and record each failure point with photos and notes.

Diagnostic Testing

Water rarely gets in where it shows up. Controlled water testing, moisture readings, and visual tracing tell us the real cause instead of the symptom.

Scope & Specification

We specify the right products for your substrates, silicones, elastomerics, and repellents, and set out quantities and a phased schedule you can plan around.

Waterproofing Installation

Our trained crews work from rope access, swing stage, or lifts, whichever suits the building, and keep the site tidy and the tenants informed while they do it.

Project Closeout & Warranty

You get full documentation at the end: warranty information, the products used and where, before-and-after photos, and a plan for keeping the work in good condition.

Why Austin Property Managers Choose Presto for Commercial Waterproofing

Presto Restoration has been restoring and protecting commercial buildings nationwide for more than 25 years. We also know the City of Austin permitting steps and the historic review process a project here has to clear.

Trained High-Rise Access

Our crews are trained in industrial rope access and swing-stage operations through Presto's internal training program, so we can work safely on the tallest towers downtown, on Rainey Street, or at the Domain without shutting the building down.

Austin Commercial Waterproofing FAQs

Austin is hard on exterior sealant. Long stretches of hard sun, joints working back and forth every day, and the occasional hard freeze all shorten its working life, so sealant here often gives out sooner than the label suggests. Many products are rated for 15 to 25 years, and on exposed high-rise facades we routinely see real failure at 10 to 15. A full exterior inspection every five years is the cheapest way to catch it before it turns into interior water damage.

Waterproofing is preventative. It stops water getting into the building in the first place, through sealants, coatings, and membranes that are installed properly. Water damage restoration happens afterwards, cleaning up and repairing what the water already did. Presto works on the preventative side, keeping the exterior systems doing their job, which is almost always cheaper than repairing the inside of the building again and again.

Yes, and most of our work is on fully occupied buildings, from office towers and hotels to apartment high-rises and hospitals. We use rope access rather than scaffolding wherever we can, schedule the noisier work outside peak hours, keep tenants informed, and phase the job so common areas and daily operations stay accessible.

Exterior paint is mostly about appearance. It gives you color and a little weather resistance, but it will not stretch with the building or bridge a crack. Elastomeric coatings are waterproofing systems that happen to look good. They go on much thicker than paint, they flex as the wall heats and cools, and they bridge hairline cracks so water cannot work through. In Austin, where a wall moves every single day, that difference shows up as years of extra service life.

Deal with it now if you see cracking or separation in joint sealant, dark streaks running down the wall below a failed joint, white efflorescence on masonry or concrete, damp patches or bubbling paint on interior walls, coatings that are chalking or peeling beyond normal wear, or any spalled concrete and exposed rebar. Waiting makes all of those more expensive, not less. Tell us what you are seeing and we will help you work out what needs doing first.

Yes. Filing is handled by our project management team: the city submittal goes to Austin’s Development Services Department, county work goes to Travis, Williamson or Hays, and any association or design review package the property needs goes in alongside it. On a designated landmark, or a building inside a historic district, a Certificate of Appropriateness has to be approved before work can begin, and that submittal is ours to prepare. Presto is insured nationwide for general liability and workers’ compensation, and we build every scope to the local and state rules that apply to it.
