Why New Jersey Buildings Need Engineered Envelope Solutions

Nor’easters, Freeze-Thaw And Road Salt

New Jersey sits in the path of some of the strongest storms on the East Coast. Nor’easters can soak a building for a day or more, driving rain sideways into curtain walls, window frames and masonry joints. Winters swing above and below freezing again and again, so water that gets into a crack or joint freezes and widens it. Road salt spread across busy highways and city streets adds chlorides that attack concrete, steel and storefronts, especially in parking garages.

The state’s building stock is just as varied. Newark, Jersey City and Paterson hold historic brick, brownstone, limestone and terra cotta alongside glass and precast towers. Camden, Trenton and New Brunswick mix older industrial and civic buildings with newer campus and hospital facilities. Each material needs the right approach, from matched lime mortars on historic brick to high-movement sealants on modern curtain walls.

Coastal Storms And Tropical Rain

Along the Jersey Shore, salt air corrodes metal, breaks down coatings and works its way into concrete, and Hurricane Sandy in 2012 showed how wind, surge and heavy rain can damage buildings up and down the coast. Inland, tropical remnants have brought record flooding, including the downpours from Ida in 2021 across North and Central Jersey. Those storms find every weak joint, failed flashing and worn roof seam. Our job is to close those openings, repair the damage already done and give each building an envelope built for where it stands.

QUESTIONS

Building Restoration In New Jersey

Does Presto Restoration Work Throughout New Jersey?

Yes. Newark and Camden have their own service pages, and we take commercial projects across the rest of the state, from Jersey City and Paterson to Trenton, Cherry Hill and the Jersey Shore. Call us or request a quote with the building’s location and what you are seeing, and our team will respond.

What Kinds Of Buildings Does Presto Work On In New Jersey?

We work on large commercial and institutional buildings, including office towers, hospitals, universities, hotels, condominium and apartment buildings, government buildings, parking garages and historic landmarks. We do not take on single-family homes.

How Do Nor’easters Affect Commercial Buildings?

Nor’easters bring hours of wind-driven rain that push water into joints, windows and masonry that normal rain would never reach. They often expose weak sealant, worn gaskets and failed flashing all at once, and the leaks can appear floors away from the opening. Checking and resealing the envelope before storm season prevents much of that damage.

Why Do Sealants Fail Early On New Jersey Buildings?

New Jersey buildings go from freezing winters to hot, humid summers, so every joint stretches and compresses a great deal over the year. Road salt and coastal salt air also attack the edges where sealant bonds to the wall. High-movement sealants, careful joint preparation and regular inspections help them last.

When Is The Best Time Of Year To Schedule Exterior Work In New Jersey?

Most sealants, coatings and mortars need temperatures above about 40 degrees Fahrenheit to cure, so the main season runs from spring through late fall. Along the shore, we also plan around the peak of hurricane season when possible, and planning and permits can be handled over the winter.

How Long Has Presto Restoration Been Doing This Work?

Presto has restored commercial buildings for more than 25 years. In New Jersey we provide facade restoration, commercial waterproofing, parking deck restoration, roof coatings, historic preservation and leak detection for large commercial properties.
