Why Wisconsin Buildings Need Engineered Envelope Solutions

Freeze-Thaw, Snow And Road Salt

Wisconsin buildings go through dozens of freeze-thaw cycles every winter. Water that gets into a crack, a mortar joint or a failed sealant freezes, expands and pushes the opening wider, so small problems grow quickly. Snow on ledges and roofs melts into joints on sunny afternoons, ice dams back water under flashings, and road salt corrodes concrete, steel and metal at street level and in parking structures.

Along Lake Michigan, cold wind off the water adds wind-driven rain and wet snow to the mix, especially on lakefront towers.

Soft Historic Brick And A Short Building Season

Much of Milwaukee and older Wisconsin downtowns were built from soft local brick and sandstone that absorb water and spall when it freezes. Hard cement repairs make that worse, so historic masonry needs lime mortar and breathable treatments.

Mortar, sealants and coatings also need warm weather to cure, which limits most exterior work to roughly April through October. Presto plans surveys over the winter so crews are ready to start when the season opens, and coordinates with local commissions and the State Historic Preservation Office on listed buildings.

QUESTIONS

Building Restoration In Wisconsin

Does Presto Restoration Work Throughout Wisconsin?

Yes. Milwaukee and Madison have their own service pages, and we take commercial projects across the rest of the state, including Green Bay, the Fox Valley and southeast Wisconsin. Crews are assembled around the project rather than dispatched from one fixed location.

What Kinds Of Buildings Does Presto Work On In Wisconsin?

Office towers, state and county buildings, hospitals, university buildings, lakefront condominiums, converted warehouses, parking structures and historic buildings. Our work is above grade, meaning the building envelope from the plaza deck up.

Why Does Brick Crumble On So Many Older Wisconsin Buildings?

Much of it is soft local brick laid in lime mortar. When hard cement mortar is used for repairs, or water gets trapped behind the surface, freezing water breaks off the face of the brick. Soft, matched mortar and breathable treatments prevent that.

How Does Road Salt Affect Wisconsin Buildings?

Salt carried in on tires and splashed by plows soaks into concrete and reaches the steel inside, which rusts and breaks the concrete apart. It also corrodes storefronts, railings and metal panels near the street.

When Is The Best Time Of Year To Schedule Exterior Restoration In Wisconsin?

Most exterior work runs from about April through October, when temperatures let mortar, sealants and coatings cure. Surveys and planning can happen over the winter so work starts as soon as the season opens.

How Long Has Presto Restoration Been Doing This Work?

More than 25 years. We specialize in facade restoration, waterproofing, caulking and coatings on large commercial buildings, which means the crew on a Milwaukee tower has done that specific work rather than treating it as a sideline to general contracting.
