Austin High-Rise Facade Repair, Sealant Replacement & Building Envelope Protection
Commercial Facade Restoration Specialists in Austin, TX
Austin is hard on a facade, just not in the ways people expect. The sun runs hot for months and slowly breaks down sealant and coatings. Storms roll in off the escarpment and push rain sideways into joints and window perimeters. Hail arrives with very little warning. Then, every few winters, a hard freeze follows a mild stretch and cracks joints that have already dried out. Sealant loses its stretch and splits. Metal finishes chalk and fade. Glass hazes over. Stucco and masonry take on water, and concrete starts to spall. Once the outside of the building stops keeping water out, you get interior damage, complaints from tenants, and a repair that costs far more than it would have a year earlier.
Presto Restoration runs a full facade restoration, caulking, and waterproof coating program built for Austin buildings. Our crews work from rope access and swing stage, using restoration products we make ourselves. That lets us fix every weak point on the outside of the building: replacing spent sealant, refinishing corroded metal, putting down flexible elastomeric coatings, and repointing masonry. The building looks right again, and it keeps water out.
OUR FACADE RESTORATION SERVICES IN AUSTIN
When a commercial building leaks, old caulking is almost always the reason. In Austin, heat bakes a bead of caulk while the joint underneath it opens and closes all day, and the material gives up its stretch. It splits, lets go of the substrate, and gives wind-driven rain a direct route inside. Our high-rise technicians cut out the spent material, prep each joint, and set proper backer rod. Then they install industrial-grade silicone and polyurethane sealants rated for heat and heavy UV. Window perimeters, expansion joints, panel joints, penetrations, and control joints all get done in one coordinated pass across the facade.
Austin’s newer towers put a lot of aluminum, ACM panel (Alucobond), mullion, and architectural trim in full sun. Over time the finish chalks, the factory color fades, and grime bakes on in a way ordinary washing will not shift. Before you budget for replacing panels, let our metal restoration team bring the original finish back. Controlled micro-abrasion takes off oxidation and embedded contamination, and refinishing restores the color and gloss. You get metal that looks new for a fraction of what replacement costs, with far less disruption. (Restored metal is usually sealed with a protective clear coating afterward: see our Commercial Waterproofing services, which pair naturally with this work.)
On an Austin high-rise, glass takes damage a window-cleaning contract cannot undo. Irrigation overspray and runoff bake mineral deposits into the surface under a strong sun. Alkaline runoff from concrete and masonry etches it permanently. Dust and grit carried on storm winds leave haze and fine scratching behind. Our chemical glass restoration process dissolves staining, lifts mineral contamination, and removes surface damage without harming the glass itself, so the curtain wall reads clear again. (To keep it that way, ask about our proprietary Glass Defender treatment, covered on the commercial waterproofing page. Most Austin clients bundle the two.)
Stucco, EIFS, precast concrete, and masonry all share one weakness: they are porous. When an Austin storm drives rain at a wall, moisture gets pushed deep into the substrate, and that is what feeds rebar corrosion, spalling concrete, mildew, and cracks that keep widening. Presto installs elastomeric waterproof coating systems that cure into a flexible, breathable membrane. It moves with the building as temperatures swing through the day and bridges hairline cracks up to 1/16 inch. It stops water at the surface while letting trapped vapor escape. Systems come in a full range of factory colors and finishes, so the waterproofing doubles as a facelift.
Limestone and cast stone are everywhere in Austin, from the Capitol and the university buildings to older commercial blocks downtown. Stone is porous, so in this climate it picks up biological staining, baked-on dust, and efflorescence. We start every stone project by evaluating the substrate, then clean gently and under control so contamination lifts without scarring the surface. After that we apply penetrating sealers and breathable waterproof coatings that block moisture while leaving the material looking like itself. Spalled or damaged sections get color-matched patching built to behave like the original stone.
In any brick wall, the mortar gives out long before the brick does. Once Austin storms have eroded the joints, rainwater runs straight through the wall assembly, and you get interior leaks, efflorescence, and eventually loose brickwork.
Presto’s masonry crews grind eroded joints to the proper depth, install replacement mortar matched to the original in color, strength, and composition, and tool the finished joints to match the wall’s original profile: structural repointing and decorative tuckpointing from one accountable team.
On Austin’s older brick buildings, we specify lime-based mortar blends consistent with the period.
Our Facade Restoration Process in Austin
Presto runs every Austin facade project through the same five phases. The point is to find every defect before work starts, keep crews and building occupants safe while it is underway, and hand over full documentation at the end.
Building Envelope
Survey
We look at the whole exterior from the ground, by drone, and up close on suspended access. Sealants, metals, glass, stone, coatings, and masonry are photographed and logged, so every defect is mapped before anyone prices the job.
Diagnostic Testing
Where we suspect leaks or hidden deterioration, we run controlled water spray tests, infrared thermography scans, and moisture readings. The aim is to trace the water back to where it actually gets in, rather than patching where it shows up.
Scope & Planning
Findings become a line-item scope with quantities, specified products, and a phased schedule. Your project manager handles access logistics, occupant communication, and City of Austin permitting.
Restoration Execution
Certified rope-access and swing-stage crews carry out the work to manufacturer specification. A field supervisor stays on site to hold quality and document progress each day.
Closeout & Warranty
At turnover you get the whole record: warranty documents, product data sheets, before-and-after photos, and a maintenance plan for keeping the work in good shape.

Austin Facade Restoration FAQs
How often should a commercial facade be restored in Austin?
Heat and strong sun shorten the maintenance cycle here compared with a milder climate. As a rule we suggest a full exterior inspection every 3 to 5 years, sealant replacement every 8 to 12 years, elastomeric coating renewal every 10 to 15 years, and masonry repointing every 20 to 35 years. Buildings with a lot of west-facing glass and metal, and top decks that take sun all afternoon, tend to sit at the shorter end of those windows.
What are the warning signs an Austin building needs facade restoration?
Look for caulking that has cracked, shrunken, or pulled loose from the joint. Rust streaks running from fasteners or panels onto stucco or concrete. White efflorescence on brick, limestone, or cast stone. Stucco that is chalking, cracking, or patchy in color. Interior water stains or a musty smell near exterior walls. Glass that stays hazy after cleaning. Spalled concrete around balconies, railings, or window openings. Any of these is worth having looked at properly rather than cleaned again.
Can you restore a facade without disrupting tenants?
Yes. We work on occupied offices, hotels, and mixed-use towers across Austin. Rope access avoids the footprint and noise of scaffolding. We schedule the noisiest tasks outside peak hours where we can, keep property managers updated as the job moves, and phase the work so lobbies, amenities, and parking stay usable.
How long does facade restoration take on an Austin high-rise?
It depends mostly on height and scope. A focused sealant replacement on a mid-rise can be done in two to four weeks. A full restoration covering caulking, coatings, masonry, and metals on a 20 to 30 story tower usually runs three to six months. We give you a firm schedule once the project is scoped, so ownership can plan around it. Summer heat and storm season both factor into sequencing.
What warranties apply to facade restoration work?
Warranty terms depend on the coating systems, sealants, and repair methods used on your building. We hand over complete warranty documentation at closeout, and we walk owners through exactly what is covered during scoping, before anything is signed.
Does Presto handle permitting in Austin?
Yes. Permitting is part of what we take on. Applications and supporting documents go to the Development Services Department at the City of Austin, plus whichever of the Travis, Williamson, or Hays county offices has jurisdiction over the property. Landmark buildings, and anything inside a historic district, need a Certificate of Appropriateness approved before work starts, and we prepare that submittal as well. Where a general contractor is already running work at the property, permitting goes through them. Our nationwide general liability and workers’ compensation coverage applies to every Austin project.

Protect Your Austin Building Investment
Waiting until a leak shows up inside the building means the facade has already failed. Getting it looked at while the repair is still small is what keeps the cost down.
