Years of weather had worked on the building exterior in three different ways. The EIFS panels had cracked, and every crack gives water a path behind the finish. Dirt and organic growth had darkened the brick, especially on the shaded sides. And the mortar joints had opened. Some head joints had lost their mortar entirely, leaving slots that ran water straight down the face of the brick.

Masonry in the Triangle takes on a lot of water. Raleigh collects roughly 46 inches of rain a year, and long humid stretches keep brick damp between storms. So when mortar joints open, the wall soaks that moisture up instead of shedding it. Winter here never really locks in, either. Overnight temperatures drop below freezing and climb back above it through February, and every one of those swings puts the trapped water through another expansion. Next, they repointed roughly 2,000 linear feet of joints with new mortar matched to the original color, texture, and tooling. Matching matters more than it sounds, so the crew tooled every joint by hand to the original profile. Where brick had failed outright, we cut out 25 damaged units and set matching replacements. We then pressure washed the Raleigh building exterior and applied a clear masonry sealer, so the brick sheds water rather than absorbing it.
