Presto Restoration repairs and waterproofs the exteriors of large commercial and institutional buildings in New Mexico. Much of that work involves stucco, EIFS and concrete, the materials that dominate the state’s building stock, along with roofs and parking structures that take the full force of desert sun and summer storms.

Why New Mexico Buildings Need Engineered Envelope Solutions
Desert Sun And Very Dry Air
New Mexico buildings sit under some of the strongest sunlight in the country, and much of the state is a mile or more above sea level. That sunlight steadily breaks down sealants, coatings and roof surfaces, leaving them chalky, brittle and cracked. The air is also very dry for most of the year, which pulls moisture out of materials and makes stucco, mortar and sealants shrink and crack sooner than they would in a humid climate.
Clear desert skies also mean cold nights. Even when afternoons are warm, temperatures can drop sharply after sunset, and winter nights in Albuquerque and the northern half of the state regularly fall below freezing. Stucco and concrete expand and contract with every swing. Over time that movement opens hairline cracks that let water in, and any water that freezes inside the wall makes those cracks wider.
Monsoon Storms, Wind And Dust
Most of New Mexico’s rain arrives in a few short months. From roughly July through September, the summer monsoon brings sudden afternoon storms with heavy downpours, strong gusts and sometimes hail. Water that has nowhere to go for most of the year suddenly pools on flat roofs, overwhelms drains and runs into cracks in stucco and parapets. Spring winds add blowing dust and grit that wear down coatings and clog joints. We repair cracked stucco and EIFS, renew sealants and roof coatings, and fix drainage so buildings can handle the monsoon when it comes.

What Kinds Of Buildings Does Presto Work On In New Mexico?
Our work is on large commercial and institutional buildings, such as office buildings, hospitals, universities and schools, hotels, government and research facilities, and parking structures. We do not take on single-family residential projects.
How Does Monsoon Season Affect Commercial Buildings?
Monsoon storms deliver a lot of water in a short time, often after months of dry weather. Cracked stucco, open sealant joints and worn roof coatings that seemed fine all year suddenly let water in. Heavy rain can also overwhelm roof drains and scuppers, so water ponds and finds its way through weak spots. Checking roofs, drains and walls before July helps prevent leaks.
Why Do Sealants And Stucco Crack Early In New Mexico?
Strong sunlight and very dry air are the main reasons. UV exposure hardens sealants and coatings, while low humidity dries out stucco and mortar so they shrink. Large swings between warm days and cold nights then make every material expand and contract. Choosing UV-resistant, flexible products and repairing cracks before they grow keeps the wall sealed.
When Is The Best Time Of Year To Schedule Exterior Work In New Mexico?
Spring and early fall are usually best, with mild temperatures and fewer storms. Summer work is possible but often planned around afternoon monsoon storms and the hottest surfaces. In winter, cold nights can limit work with sealants, coatings and mortar that need warmer temperatures to cure, especially in Albuquerque and northern New Mexico.
