Why Missouri Buildings Need Engineered Envelope Solutions
Freeze-Thaw And Road Salt
Missouri sits where a hard winter meets a hot, humid summer, and that combination is harder on masonry than either extreme alone. Water enters a hairline crack, freezes, expands and widens the opening it entered through. Repeat that through a Missouri winter and a joint that needed recaulking becomes spalled brick and a wall that leaks under wind-driven rain.
Parking decks are where the winter does its most expensive work. Meltwater pushes chloride into the slab, chloride breaks down the layer protecting the reinforcing steel, and corroding steel forces the concrete off from the inside. Traffic coatings, sound joints and prompt repair of the first delaminations cost a fraction of what a structural rebuild does.
Historic Brick And Terra Cotta
St. Louis and Kansas City hold an enormous amount of nineteenth and early twentieth century masonry, including a great deal of architectural terra cotta. Terra cotta fails in a particular way: the glazed face crazes, water gets behind it into the block, and the embedded steel anchors that hold each unit to the building corrode and swell. By the time a piece is visibly loose the anchor behind it has usually been rusting for years. Terra cotta is also the material most often lost to a well-meant repair, because cleaning or patching it with the wrong product removes the glaze that was keeping water out.

Building Restoration In Missouri
Does Presto Restoration Work Throughout Missouri?
Yes. We work statewide. St. Louis and Kansas City have their own service pages, and we take projects across the rest of the state including Springfield, Columbia, St. Charles, Independence and Jefferson City. We don't have a true HQ, so crews are assembled around the project rather than dispatched from one fixed location.
What Kinds Of Buildings Does Presto Work On In Missouri?
Large commercial and institutional property: high-rise offices, hospitals and medical campuses, universities, hotels, condominium and multifamily towers, parking structures, government buildings and historic commercial buildings. Our work is above grade, meaning the building envelope from the plaza deck up. Plaza decks and parking structures are in scope.
Why Is Terra Cotta Such A Problem On Older Missouri Buildings?
Because the damage happens behind the surface. Each terra cotta unit is hung on the building with steel anchors. When the glazed face crazes and lets water in, those anchors corrode, and corroding steel expands with enough force to crack the unit from inside. A piece that looks slightly displaced from the sidewalk may be held by an anchor that has lost most of its section. This is why terra cotta buildings get inspected close up rather than from the ground.
Why Do Missouri Parking Decks Deteriorate Faster Than The Rest Of The Building?
Road salt. Vehicles track chloride onto the deck through the winter, meltwater carries it down into the concrete, and chloride attacks the protective layer around the reinforcing steel. Corroding steel expands and forces the concrete apart from within. That is why delaminations, spalls and leaking joints tend to show up on decks years before the facade above shows comparable wear.
When Is The Best Time Of Year To Schedule Exterior Restoration In Missouri?
Sealants, coatings and mortar have minimum application temperatures, so the practical construction window runs from roughly April into early November. Investigation, engineering and scoping can happen any time. Starting the investigation and scoping over the winter is what makes a full season of production possible.
How Long Has Presto Restoration Been Doing This Work?
More than 25 years. We specialize in facade restoration, waterproofing, caulking and coatings on large commercial buildings, which means the crew on a St. Louis high-rise has done that specific work rather than treating it as a sideline to general contracting.
