Why Iowa Buildings Need Engineered Envelope Solutions

Freeze-Thaw And Road Salt

Iowa gives a building envelope one of the harder annual cycles in the country: deep winter cold followed by hot, humid summers. Water enters a hairline crack, freezes, expands and widens the opening it entered through. The damage accumulates quietly rather than arriving all at once, and over a decade it turns a joint that needed recaulking into spalled masonry and a wall that leaks under wind-driven rain.

Parking decks are where the winter does its most expensive work. Meltwater carries chloride from road salt down into the slab, chloride breaks down the layer protecting the reinforcing steel, and corroding steel forces the concrete apart from the inside. Traffic coatings, sound joints and prompt repair of the first delaminations cost a fraction of what a structural rebuild does.

Severe Storms And Straight-Line Wind

Iowa sits where severe convective storms form, and the wind loads they produce are in a different category from ordinary weather. The derecho that crossed the state in August 2020 carried sustained straight-line winds well over one hundred miles an hour and damaged commercial buildings across a corridor hundreds of miles long. Events like that strip coping and flashing, lift membrane at the edges, break glazing seals and drive rain horizontally into every opening the envelope has. The damage that shows up immediately is rarely the whole picture: a roof edge that was lifted and set back down, or a sealant joint that was stretched past recovery, will leak in an ordinary rainstorm months later, long after anyone connects it to the storm.

QUESTIONS

Building Restoration In Iowa

Does Presto Restoration Work Throughout Iowa?

Yes. Des Moines and Council Bluffs have their own service pages, and we take commercial projects across the rest of the state including Cedar Rapids, Davenport, Sioux City, Iowa City, Waterloo and Ames. We don't have a true HQ, so crews are assembled around the project rather than dispatched from one fixed location.

What Kinds Of Buildings Does Presto Work On In Iowa?

Large commercial and institutional property: high-rise offices, insurance and corporate campuses, hospitals and medical buildings, universities, hotels, condominium and multifamily towers, parking structures, government buildings and historic commercial buildings. Our work is above grade, meaning the building envelope from the plaza deck up. Plaza decks, parking structures and elevated walkways are in scope.

Why Do Iowa Parking Decks Deteriorate Faster Than The Rest Of The Building?

Road salt. Vehicles track chloride onto the deck through the winter, meltwater carries it down into the concrete, and chloride attacks the protective layer around the reinforcing steel. Corroding steel expands and forces the concrete apart from within. That is why delaminations, spalls and leaking joints tend to show up on decks years before the facade above shows comparable wear.

Our Building Came Through A Storm Looking Fine. Should We Still Have It Looked At?

Usually yes, and the reason is that the expensive storm damage is often the damage you cannot see from the ground. High winds lift roof edges, coping and flashing and set them back down looking intact, stretch sealant joints past the point where they can recover, and break the seal on glazing units. None of that leaks the day of the storm. It leaks in an ordinary rain some months later, by which time water has been moving inside the wall for a while.

When Is The Best Time Of Year To Schedule Exterior Restoration In Iowa?

Sealants, coatings and mortar have minimum application temperatures, so the practical construction window runs from roughly April into early November. Investigation, engineering and scoping can happen any time. Starting the investigation over the winter is what makes a full season of production possible rather than losing half of it to scoping.

How Long Has Presto Restoration Been Doing This Work?

More than 25 years. We specialize in facade restoration, waterproofing, caulking and coatings on large commercial buildings, which means the crew on a Des Moines high-rise has done that specific work rather than treating it as a sideline to general contracting.
