Why Hawaii Buildings Need Engineered Envelope Solutions
Salt Air And Tropical Sun Every Day Of The Year
Hawaii has no off season for a building. Trade winds carry salt from the Pacific across every elevation, and that salt settles into concrete, corrodes railings and window frames and breaks down sealant bonds. When salty water reaches the reinforcing steel inside concrete, the steel rusts, swells and cracks lanais, slab edges and balconies apart.
At the same time, strong sun in every month ages sealants, coatings and roof membranes faster than their general ratings suggest. Materials that might last 15 years on the mainland often need attention much sooner here.
Wind-Driven Rain, Storms And Older Buildings
Trade wind showers wet the windward side of a tower almost daily, and winter Kona storms can push heavy rain into walls that usually stay dry. Leaks often depend on which way the wind is blowing, which makes them hard to trace without controlled testing.
Hawaii also has historic buildings found nowhere else, from coral block churches to the hotels and office buildings of the 1920s. Work on listed properties often involves review by the State Historic Preservation Division, and Presto builds every scope with that in mind.
Building Restoration In Hawaii
Does Presto Restoration Work Throughout Hawaii?
Yes. Honolulu has its own service pages, and we take commercial projects across Oahu and on the neighbor islands. Crews and materials are planned around the project, including the logistics of working on each island.
What Kinds Of Buildings Does Presto Work On In Hawaii?
Condominium and hotel towers, office buildings, hospitals and medical offices, university and government buildings, shopping centers, parking structures and historic buildings. Our work is above grade, meaning the building envelope from the plaza deck up.
Why Does Concrete Crack On Lanais And Balconies In Hawaii?
Salt carried on the trade winds soaks into the concrete and reaches the steel reinforcing inside. As that steel rusts it expands and breaks the concrete above it, which shows up as rust stains, cracks and loose pieces at lanai edges and balcony slabs.
Why Do Sealants Fail Early On Hawaii Buildings?
Constant UV, salt and moisture all attack sealant at once. Joints facing the trade winds and the afternoon sun often need replacement in 8 to 12 years rather than the longer life quoted for milder climates.
When Is The Best Time Of Year To Schedule Exterior Restoration In Hawaii?
Work can run year-round. The drier months from about April to October are best for coatings, and schedules allow for windy days and winter storms.
How Long Has Presto Restoration Been Doing This Work?
More than 25 years. We specialize in facade restoration, waterproofing, caulking and coatings on large commercial buildings, which means the crew on a Honolulu tower has done that specific work rather than treating it as a sideline to general contracting.
