Our crews work at height on concrete, stucco, precast, brick, terra cotta, metal and glass, and every scope is planned around the coastal, valley or inland conditions the building actually faces. Why California Buildings Need Engineered Envelope Solutions
Salt Air, Strong Sun And Very Different Climates
California packs several climates into one state, and each one ages a building differently. Along the coast, from San Diego to San Francisco and the Ventura County shoreline, salt air and the marine layer corrode metal, stain glass and work moisture into concrete until the steel inside starts to rust. Inland and through the Central Valley, summers over 100 degrees and strong sun bake sealants, coatings and roof membranes far faster than their general ratings suggest.
Winter brings its own test. Most of the year’s rain arrives in a few storms, often wind-driven on the coast, and the valley fills with tule fog that can keep walls damp for days. Openings the summer heat created become leaks the first time that weather arrives.
Earthquakes, Older Buildings And Careful Review
Seismic movement is part of life here. Buildings sit near the San Andreas, Hayward, Rose Canyon and many other faults, so joints, anchors and masonry repairs have to be detailed for movement that buildings in most states never see. Many older brick and terra cotta buildings also carry seismic retrofits, and restoration work has to respect them.
California has one of the deepest stocks of historic buildings in the West, from Gold Rush brick to Spanish Colonial Revival stucco and early high-rise terra cotta. Work on designated properties often involves local preservation review or the California Office of Historic Preservation, and Presto builds every scope with that review in mind.

Building Restoration In California
Does Presto Restoration Work Throughout California?
Yes. Los Angeles, Riverside, Sacramento, San Diego, San Francisco, San Jose, Stockton, Oxnard and Thousand Oaks, Modesto, Bakersfield and Fresno have their own service pages, and we take commercial projects across the rest of the state, including Long Beach, Anaheim, Oakland, Irvine, Santa Rosa and Palm Springs. We don’t have a true HQ, so crews are assembled around the project rather than dispatched from one fixed location.
What Kinds Of Buildings Does Presto Work On In California?
Office towers, hospitals and medical campuses, universities, hotels, apartment and condominium buildings, parking structures, distribution centers, food processing and cold storage plants, tech and life science campuses and historic landmarks. We work on concrete, stucco, precast and tilt-up panels, brick, terra cotta, stone, metal panels, glass and low-slope roofs.
How Does Salt Air Damage A Coastal Commercial Building?
Salt carried on the marine layer settles on every surface and keeps it damp. Over time it pits aluminum and steel, breaks down sealant bonds and soaks into concrete until it reaches the reinforcing steel. As that steel rusts it expands and cracks the concrete from the inside, which shows up as rust stains, spalls and loose pieces, especially on balconies, parking decks and window frames.
Why Do Sealants Fail Early On California Buildings?
Sun and heat are the main reasons. Inland and Central Valley buildings see months of strong UV and big daily temperature swings, which harden caulking and pull it away from the joint. On the coast, salt and constant moisture attack the bond instead. Either way, many joints need replacing sooner than general product ratings suggest.
When Is The Best Time Of Year To Schedule Exterior Restoration In California?
On the coast, most exterior work can happen year-round. Inland and in the Central Valley, spring and fall are easiest, and summer work starts early to avoid the hottest hours. Everywhere in the state, the goal is to have joints and coatings finished before the winter storms.
How Long Has Presto Restoration Been Doing This Work?
More than 25 years. We specialize in facade restoration, waterproofing, caulking and coatings on large commercial buildings, which means the crew on a Los Angeles high-rise has done that specific work rather than treating it as a sideline to general contracting.
