Las Vegas, NV Historic Property Preservation
Careful Restoration of Downtown Las Vegas’s Historic Hotels, Schools and Civic Buildings
Historic Building Restoration Specialists in Las Vegas, NV
Las Vegas is younger than most American cities, but downtown still holds the buildings that started it. The Golden Gate Hotel on Fremont Street opened in 1906, a year after the town was founded. The federal Post Office and Courthouse, finished in 1933, now houses the Mob Museum. Las Vegas High School followed in 1931, the Mission Revival Fifth Street School in 1936, the El Cortez in 1941 and the Huntridge Theater in 1944. Their brick, stucco, cast stone and early concrete, along with the city’s famous signs, face fierce sun, extreme heat and sudden monsoon storms.
Older buildings need repairs that respect how they were built. Mortar must stay softer than historic brick, stucco and plaster need compatible patching, and cleaning must never damage soft surfaces. Presto Restoration bases every historic scope on the National Park Service’s Preservation Briefs and works with your architect when a project needs review by the City of Las Vegas Historic Preservation Commission or the Nevada State Historic Preservation Office.
With more than 25 years of experience, our crews repoint brick with matched lime mortars, repair historic stucco, cast stone and concrete, restore historic windows, signs and decorative metal and apply breathable treatments that protect older walls without trapping moisture.
OUR HISTORIC PRESERVATION SERVICES IN LAS VEGAS
From Fremont Street’s first hotel to the schools, courthouse and theaters of the 1930s and 1940s, Presto preserves Las Vegas’s historic buildings with materials matched to how they were built.
The first brick buildings in Las Vegas used soft lime mortar, and decades of desert heat have dried and crumbled many of those joints. Later cement patches are harder than the brick, so the brick breaks instead. We remove failing joints by hand and repoint with lime mortar matched in strength, color and profile.
Smooth stucco, cast stone trim and early reinforced concrete give downtown Las Vegas’s historic schools, courthouse and hotels their look. Heat cycling and old cement patches crack these finishes and loosen pieces. We repair them with compatible materials, recast missing details and clean every surface gently.
Many historic Las Vegas buildings still have their original wood or steel sash. We free and repair them, mend damaged frames, lay in new glazing putty and refinish, then seal the perimeter so dust and storm water stay outside.
Sign towers, marquees, parapets and cornices sit in full sun and wind and tend to fail first. We stabilize what is loose, mend what is damaged and remake missing pieces to match.
Neon sign frames, decorative metal, bronze doors and railings are part of what makes downtown Las Vegas unique. We clean and restore historic metals, stop corrosion, apply protective finishes and reseal where metal meets masonry.
Old brick and stucco have to dry out after a monsoon storm. A sealer on the face of the wall can lock that water in, so we find and fix the real leak points first and use breathable treatments only where they genuinely help.

Las Vegas Historic Preservation FAQs
What makes historic preservation different from regular restoration?
Restoration makes a building sound and dry. Preservation does that while holding on to as much original material and detail as possible, through careful repair, matched mortar and gentle cleaning.
Why does matched mortar matter on older Las Vegas buildings?
Early Las Vegas brick was laid in soft lime mortar. Hard cement mortar does not flex or breathe the same way, so as the wall heats and cools it stresses the brick and causes cracking.
Can an older building be made watertight without losing its character?
Yes. Leaks in older Las Vegas buildings usually come from worn mortar, cracked stucco, tired flashings or failing window seals, and each can be handled with compatible materials.
How long does a historic restoration project take?
Expect a few weeks for a small downtown building and many months for a large hotel, school or courthouse, depending on scope and any review.
Does Presto work on designated historic properties in Las Vegas?
Yes. For buildings that need review by the City of Las Vegas Historic Preservation Commission or the Nevada State Historic Preservation Office, we provide the scope and material details required.
How do you work with architects and preservation reviewers?
We bring them our survey findings, lab results and proposed methods at the start and send photo updates as the work moves along.
Does Presto follow National Park Service guidelines?
Yes. Our repointing, stucco and concrete repair, masonry cleaning and window work follow the National Park Service Preservation Briefs.
