Above-Grade Waterproofing for Las Vegas Resort Towers, Offices, Hospitals & Campuses
Commercial Waterproofing Contractors in Las Vegas, NV
It is easy to assume a desert building does not need waterproofing. Las Vegas proves otherwise every summer. Most of the year’s rain arrives in a handful of monsoon storms between July and September, often with hard wind that drives water sideways into window frames, curtain wall joints and parapets. By then, months of 110-degree heat and relentless UV have shrunk and cracked the very sealants that should keep it out, and blowing dust has packed into every gap.
Presto Restoration brings more than 25 years of above-grade commercial waterproofing experience to Las Vegas. Our crews reseal curtain wall and expansion joints, replace window and storefront perimeter seals, wet glaze older glass systems, coat parapets, ledges and pool decks and treat stucco and concrete with breathable repellents on resort towers, office buildings, hospitals, campuses and venues. We also manufacture our own restoration products, including Glass Defender for glass and Leach Stop for precast concrete.
OUR COMMERCIAL WATERPROOFING SERVICES IN LAS VEGAS
From a single leaking window in a Summerlin office to resealing an entire resort tower on the Strip, we handle every kind of above-grade waterproofing in Las Vegas.
Core Waterproofing Services
Expansion and control joints on Las Vegas buildings stretch and squeeze through huge daily temperature swings. When the sealant tears, monsoon rain runs straight in. We remove failed material, repair damaged edges and install high-movement silicone or preformed joint systems, and we rout and seal active cracks.
Window and curtain wall perimeters are the most common leak points we find on Las Vegas towers. We replace perimeter sealant, reseal mullions and repair gaskets, and dusty or spotted glass can be restored and protected with Glass Defender.
Parapets, ledges, canopies and pool decks take the harshest sun on the building. A high-solids silicone coating stands up to UV and heat and keeps monsoon water out.
Many Las Vegas buildings from the 1970s through the 1990s still rely on their original dry glazing gaskets, which the desert sun has shrunk and hardened. Wet glazing adds a continuous silicone seal between glass and frame, stopping leaks without replacing the windows.
Stucco and EIFS crack under constant heating and cooling, and wind-driven monsoon rain finds those cracks. Elastomeric coatings bridge hairline cracks and move with the wall, applied at full thickness after damaged areas are repaired.
Concrete, block and stone absorb water from storms, sprinklers and misting systems. Breathable penetrating repellents cut that absorption without trapping moisture, applied once repairs are complete.
Specialized Restoration-Waterproofing
Waterproofing is one part of a bigger job. Presto also restores the glass, metal, stone and concrete under the seal using products we make ourselves, so one crew handles all of it.
Precast panels can leach salts that leave white streaks as water evaporates, and the dry desert air pulls that moisture out fast. Leach Stop is our treatment designed to reduce it. We clean deposits, treat the panels and reseal their joints.
Metal panels and curtain wall frames heat up dramatically in the desert sun, and every seam depends on sealant. We replace failed joints with sealants made for metal and extreme movement and reseal laps and fasteners.

Las Vegas Commercial Waterproofing FAQs
How often should sealants be replaced on a Las Vegas building?
Expect 7 to 10 years on sun-facing walls and a little longer on shaded ones. The desert is hard on every sealant.
What is the difference between waterproofing and water damage repair?
Waterproofing seals the exterior so water stays out. Water damage repair fixes interior finishes after it gets in. Sealing first keeps you from repairing the inside twice.
Can waterproofing be done while the building is occupied?
Yes. The work happens from outside, scheduled around guests, events, tenants and operations.
What is the difference between elastomeric coatings and water repellents?
An elastomeric coating is a flexible layer that bridges small cracks and changes the wall’s look. A water repellent soaks into concrete or stucco and blocks water without changing its appearance.
How do I know if waterproofing can wait another year?
If you had leaks during last summer’s storms, or the caulking has visibly shrunk or cracked, plan the work before the next monsoon. If joints are still soft and nothing has leaked, planned replacement over a few years is usually fine.
When is the best time for waterproofing work in Las Vegas?
Fall through spring, so the building is sealed before monsoon season. Summer work is possible with very early starts.
