Presto Restoration repairs, restores and waterproofs the exteriors of large commercial and institutional buildings across Illinois. In Chicago that means high-rise facades, terra cotta, parking structures and roofs exposed to lake winds and road salt. Why Illinois Buildings Need Engineered Envelope Solutions
Long, Hard Winters Across The Whole State
Every part of Illinois freezes. From the Wisconsin line to the Ohio River, buildings go through repeated cycles of freezing and thawing each winter. Water that gets into brick, stone, concrete or a failed sealant joint expands when it freezes, and each cycle opens the damage a little wider. Road salt adds chlorides that attack concrete and steel at street level and inside parking garages, so the damage often starts near the ground and works its way up.
Summers swing the other way. Hot, humid days push surface temperatures on dark walls and roofs far above the air temperature, then evening storms cool them quickly. That repeated expansion and contraction wears out sealants, cracks coatings and loosens flashings, even on buildings that came through the winter in good shape. A building in Illinois has to handle both extremes every year, which is why we choose materials for the full range instead of a single season.
Lake Winds In Chicago, Severe Storms Downstate
In Chicago, strong winds off Lake Michigan drive rain and snow sideways into window frames, curtain wall joints and masonry, and the tallest buildings take the hardest hits. Chicago also has a Facade Ordinance, so taller buildings there go through scheduled exterior wall examinations, and the repairs those reports call for have to be completed. Across central and southern Illinois, spring and summer bring severe thunderstorms with heavy rain, damaging wind and occasional hail. Those storms test roofs, parapets and flashings, and they find every open joint on a building. Our job is to close those openings, repair the damage water has already done and give each building an envelope that matches the weather where it stands.

What Kinds Of Buildings Does Presto Work On In Illinois?
Large commercial and institutional properties: office and condominium towers, hotels, hospitals, university and school buildings, government buildings, parking structures and historic masonry landmarks. Our work focuses on multi-story buildings and large facilities rather than single-family homes.
How Does Freeze-Thaw Damage Show Up On A Commercial Building?
Usually slowly, and then all at once. Water gets into open mortar joints, cracked sealant or porous stone, then freezes and expands. Over several winters that shows up as crumbling mortar, spalled brick and concrete, cracked terra cotta, rust stains and sealant that has split or pulled loose. Inside, it often appears as leaks or damp walls during the spring thaw. Catching it early keeps repairs small.
Why Do Sealants Fail Early On Illinois Buildings?
The weather works on them from two directions. Illinois has a very wide temperature range, from subzero winter nights to humid summer afternoons in the 90s, so every joint stretches and compresses far more than it would in a mild climate. At the same time, freeze-thaw and road salt attack the edges where the sealant bonds to the wall. Once that bond fails, water gets in. Sealants rated for high movement and careful joint preparation help them last.
When Is The Best Time Of Year To Schedule Exterior Work In Illinois?
Most sealants, coatings and mortars need temperatures above about 40 degrees Fahrenheit to cure properly, so the main exterior season in Illinois runs from April through November. Planning and permitting can happen over the winter, so crews are ready to start as soon as the weather allows. Some inspection, cleaning and emergency repair work can continue in colder months.
