Exterior Insulation and Finish Systems (EIFS) is a commercial building cladding system that became popular in the 1980s. Considered an ideal energy-efficient thermal application, they’re used to provide the exteriors of commercial structures with an insulated finished surface that can then be finished with a protective wall coating.
Many commercial contractors who apply full EIFS have discovered it makes good sense to apply elastomeric finishes and coatings on new projects. These EIFS elastomeric coatings are also an ideal solution for protecting existing buildings that have EIFS facades. EIFS is typically applied to a solid wall like brickwork, blockwork, pre-cast panels, and so on. The multi-layered wall systems are made up of several components:
- Adhesives are used to “glue” insulation board to the exterior wall surface.
- Insulation board made of polystyrene or mineral wool secured to the outer wall surface.
- Mechanical fasteners that secure the insulation board to the exterior wall surface.
- Base coats that are applied to the insulation and reinforced with EIFS glass fiber mesh.
- Finish coats that give a durable yet decorative finish.
While there are a number of versions of EIFS used in the construction industry, the most common is called “barrier EIFS” or “conventional EIFS.”

Cracks at window joints, other joint issues, and product deterioration are typical EIFS problems that all lead to water intrusion. In many cases, moisture accumulates in wall cavities and, in more advanced cases, can lead to serious mold growth and pest infestation.
