Terra Cotta, Cast Stone & Curtain Wall Facade Repair for Birmingham Buildings

Commercial Facade Restoration Specialists in Birmingham, AL

Downtown Birmingham was faced in fired clay, and that decision still governs how its buildings fail. Glazed architectural terra cotta, cast stone, and heavy multi-wythe brick went up around the Heaviest Corner on Earth when the district’s furnaces were at full output, and those materials absorb water rather than shed it. Add roughly 54 inches of rain a year delivered in hard convective bursts, a valley dew point that keeps a shaded elevation damp for weeks, glaze ice loading cornices and canopies in winter, and spring hail, and the failure sequence becomes predictable. Sealant hardens and debonds. Mortar softens and washes out. Terra cotta crazes, goes drummy, and eventually sheds its glazed face. Rust jacking behind lintels and shelf angles pushes the masonry apart from the inside. By the time a tenant reports a stain, the envelope has been open for a while.

Presto Restoration runs a complete facade restoration, caulking, and coating program built around that sequence. Industrial rope access and swing-stage capability get technicians onto any elevation, and the restoration products they use are ones we manufacture. The scope follows what the wall needs: spent sealant cut out and replaced, corroded architectural metal refinished, cracked and drummy terra cotta pinned, patched, or replaced unit by unit, mortar joints repointed to a matched mix, and elastomeric membrane applied only where an assembly genuinely calls for a continuous skin. What the owner gets back is a facade that sheds water and still reads as the building it has always been.

High-rise commercial caulking and sealant replacement on a Birmingham AL building

Trace a commercial leak back far enough and it usually ends at a joint. In Birmingham the sealant in that joint is worked from both directions: it swells through months of valley humidity, then contracts through a shallow winter freeze, and the cycle repeats until the material loses its recovery and lets go of one face. Once a joint debonds, a convective downpour driving flat against the wall has a direct path inside. Presto’s technicians cut out the spent material, prepare and size each joint, set proper backer rod, and install industrial-grade silicone and polyurethane sealants rated for continuous wet exposure and repeated movement. Window perimeters, expansion and control joints, panel joints and penetrations are taken in a single coordinated pass up the elevation, rather than as four separate mobilizations across four budget years.

Birmingham’s post-war and modern buildings, including much of the UAB campus, carry large runs of aluminum, ACM panel (Alucobond), mullion, and architectural trim. Here the enemy is not salt but grime that stays wet: airborne particulate settles on a surface that valley humidity keeps damp, oxidation sets in behind it, and factory color goes flat under summer sun. Ordinary washing lifts none of that. Before budgeting for wholesale panel replacement, let our metal restoration team recover the finish that is already there. Controlled micro-abrasion removes oxidation, corrosion, and embedded contamination, and refinishing brings back factory color and luster. Owners get like-new metal at a fraction of replacement cost and with far less disruption. (A protective clear coat normally goes over restored metal once the refinishing is done, which falls under our Commercial Waterproofing services, and the two are usually scheduled together.)

Commercial glass restoration before and after treatment in Birmingham AL

Glass on a Birmingham building collects damage that no window-cleaning contract will reverse. Hard-water irrigation overspray and runoff bake mineral deposits into the surface under summer sun. Alkaline runoff off concrete and masonry above etches the lite permanently. Grit carried in by convective wind and a century of industrial particulate leave haze and fine scratching that reads as permanently dirty glass. Our chemical restoration process dissolves the staining, lifts mineral contamination, and takes down surface damage without sacrificing the glass, which returns real optical clarity to a curtain wall or a storefront. (To keep that clarity rather than lose it again in two seasons, ask about our proprietary Glass Defender treatment, described on the commercial waterproofing page. Most Birmingham clients bundle the two.)

Stucco, EIFS, precast concrete, and masonry all share the same weakness in a humid valley: they are porous, and Birmingham keeps them wet. A convective storm drives water into the substrate, the dew point holds it there, and what follows is reinforcing steel corrosion, spalling, mildew and algae on the shaded faces, and cracking that widens a little more with every shallow winter freeze. Presto installs elastomeric systems that cure to a flexible, vapor-open film. The film moves with the wall as it expands and contracts and bridges hairline cracking up to about a sixteenth of an inch, holding bulk water at the face while still letting vapor out of the assembly behind it. Because the systems come in a full range of factory colors and textures, the waterproofing and the appearance get solved in the same scope.

Cast stone and glazed terra cotta carry most of the ornament on Birmingham’s early-twentieth-century commercial towers, and precast panels do the same job on its post-war buildings. All of it is porous, which in this climate means biological staining on the shaded faces, efflorescence pushed to the surface by trapped moisture, and a century of industrial soiling worked into the pores. Every stone project opens with substrate evaluation and gentle, controlled cleaning that lifts contamination without scarring the face, followed by penetrating sealers and breathable coatings that stop bulk water while letting the material dry. Where a unit has spalled or fractured, the patch is matched for color and texture and formulated to weather at the same rate as the material it sits in.

In a brick wall the mortar always fails first, and Birmingham has a great deal of load-bearing multi-wythe brick still doing structural work. Once convective rain has washed the joints back far enough, water moves straight through the assembly, which shows up inside as leaks, on the face as efflorescence, and eventually as brick that has come loose from the wall.

Our masons cut eroded joints back to the depth the wall actually needs, place replacement mortar matched to the original for color, sand, compressive strength and composition, and tool the finished joint to the profile the wall was built with. Structural repointing and decorative tuckpointing are done by the same crew, so nobody is handing the blame across a trade boundary.

On Birmingham’s older masonry, and on anything under Design Review, we specify lime-based mortar blends consistent with the period rather than a modern high-cement mix that would be harder than the brick around it.

Our Facade Restoration Process in Birmingham

Every Birmingham facade project runs through the same disciplined five phases: find every defect before a price is set, keep crews and occupants safe while the work happens, and hand over a documented record at the end.

Presto Restoration process step 1: Building Envelope Assessment
Presto Restoration process step 2: Diagnostic Testing
Presto Restoration process step 3: Scope & Planning
Presto Restoration process step 4: Restoration Execution
Presto Restoration process step 5: Closeout & Warranty

Building Envelope
Assessment

We inspect the whole envelope from grade, by drone, and at arm’s length off suspended access. Sealant, metal, glass, terra cotta, cast stone, coatings, and mortar joints are photographed and logged, so every defect is mapped before a number is attached to it.

Diagnostic Testing

Where a leak or hidden deterioration is suspected, controlled water spray testing, infrared thermography, and moisture readings trace the intrusion back to where it actually starts rather than to where the stain appeared.

Scope & Planning

Findings become a line-item scope with quantities, named products, and a phased schedule. The project manager handles access logistics, occupant communication, and permitting through the City of Birmingham or the county.

Restoration Execution

Certified rope-access and swing-stage crews carry out the work to manufacturer specification, with field supervisors holding quality control and recording progress each day.

Closeout & Warranty

At turnover the owner receives the full record: warranty documents, product data sheets, before-and-after imagery, and a maintenance plan built around Birmingham’s wet season rather than a generic calendar.

Our Local Birmingham, AL Support Network

Facade work on a Birmingham high-rise does not end when the swing stage comes down, and covering the city properly takes more than a crew that visits. Presto keeps a network of specialized regional divisions in place precisely so the gap between projects is covered as well as the projects themselves.

Property managers who need day-to-day and preventative support can reach our sister divisions directly:

Building Restoration Birmingham: Smaller structural repairs and high-rise exterior preservation, taken one building at a time.

Building Maintenance Birmingham: Scheduled preventative work so a restored facade is not left to fend for itself.

Building Services Birmingham: The general operational support a commercial tenant and owner need week to week.

Why Birmingham Property Managers Choose Presto for Facade Restoration

For more than 25 years Presto Restoration has protected commercial property nationwide, and the work we bring to Birmingham is pointed at what is actually on these walls: glazed terra cotta that has been crazing since the 1920s, cast stone, load-bearing brick, and curtain wall systems on the UAB campus and around it. It is also pointed at the way this climate takes them apart, which is by sustained wetting rather than by a single violent event. Projects in a designated district are coordinated with the Birmingham Design Review Committee, and state or federal review runs through the Alabama Historical Commission. Trained High-Rise Access

Every technician on our suspended-access teams completes Presto’s internal rope-access and swing-stage training, so height never decides whether a downtown Birmingham tower gets restored, and the building keeps running while it happens.

Comprehensive Building Envelope Expertise

Caulking, coatings, masonry, terra cotta, architectural metal, glass, and cast stone: one contractor covers the entire exterior. Rather than coordinating four specialty trades, a Birmingham owner has one point of accountability for the whole facade program.

25+ Years of Restoration Experience

More than 25 years of envelope work nationwide, across humid and dry climates alike, means we have seen how masonry and sealant fail when a wall never gets a chance to dry out, and we know which repairs survive that and which do not.

Proprietary Restoration Products

We engineer and manufacture our own glass, metal, and stone restoration products, formulated to outlast off-the-shelf alternatives through long humid summers and the biological growth that comes with them. Browse the full line at PrestoRestorationProducts.com.

Birmingham Facade Restoration FAQs

Cycles here are set by wetting time rather than by sun alone. We generally recommend a full envelope inspection every three to five years, sealant replacement somewhere in the twelve to twenty year range depending on the product and the joint width, and coating renewal every eight to fifteen years. Buildings that stay damp longest come up first: north elevations, anything shaded by a neighbor or by ridge topography, and walls that take the brunt of a storm track. Older terra cotta and cast stone are on their own schedule, because a single crazed unit admitting water can drive corrosion behind an anchor for years before anything shows on the face.

On glazed terra cotta, watch for crazing across the glaze, units that sound hollow when tapped, spalled or missing glazed faces, and hairline stair-step cracking that follows the anchors. On brick, watch for mortar you can rake out with a key, efflorescence blooming after a wet spell, and stair-step cracks through the joints. On any substrate, rust bleed below a lintel or a shelf angle means the steel in the wall is rusting and swelling as it does so, and that finding does not wait for a budget cycle. Add sealant that has pulled off one face of a joint, spalled concrete on ledges and sills, and algae that comes back on a shaded elevation within weeks of being cleaned.

Yes, and on most Birmingham projects that is the requirement rather than a preference. Rope access and swing-stage work happen off the building rather than from the street, so sidewalks, entrances, and parking stay usable. We sequence by elevation, keep loud operations inside agreed hours, and coordinate overhead protection where the public passes below. On the UAB campus and at other clinical buildings we phase around entrances and patient access; in Five Points South and Avondale we plan around restaurant and retail hours rather than against them.

Height and scope drive it. A focused sealant replacement on a mid-rise usually runs two to four weeks. A full restoration of a downtown terra cotta tower, with unit-by-unit survey, pinning, patching, and selective replacement, more often runs three to six months. Weather is the variable that moves the schedule most: a substrate has to be genuinely dry before sealant or coating goes on, and a summer of afternoon storms in this valley eats working days. We build that into the schedule at the start rather than discovering it in month two.

Warranty terms follow the systems actually installed. Manufacturer warranties on high-performance sealants and elastomeric coatings commonly run ten to twenty years when the product is installed to specification by an approved applicator, which is one reason substrate preparation is not a place to economize. Presto carries its own workmanship warranty over the installation on top of that. Masonry repointing and terra cotta repair are warranted on their own terms, since their service life depends on the mix, the anchorage, and the condition of the surrounding units. Exact durations are written into the proposal for the scope in question rather than quoted as a blanket figure.

Yes. Facade and scaffold or suspended-access permits inside the city go through the City of Birmingham Department of Planning, Engineering and Permits, along with any right-of-way closure needed for overhead protection. Outside the city limits the same work runs through Jefferson County or Shelby County. Where a building sits in a locally designated district, exterior changes go before the Birmingham Design Review Committee, and a project using state or federal historic tax credits is coordinated with the Alabama Historical Commission. We assemble the submittals, including mortar and terra cotta match documentation where review calls for it, and we attend the hearings.

By the time a leak shows up on a ceiling tile, the facade has been open for a while and the repair has already grown. Catching a debonded joint or a drummy terra cotta unit while it is still one unit is the difference between a caulking scope and a masonry scope.
