Traffic-Bearing Coatings, Expansion Joint Replacement & De-Icing Salt Damage Repair for Above-Grade Kansas City Parking Structures
Above-Grade Parking Deck Restoration Specialists in Kansas City, MO
Nothing on a commercial property takes more punishment than the parking structure, and in Kansas City the punishment arrives with the weather. Every car that comes off a salted street in January carries chloride onto the slab, drops it as slush, and leaves it to be dissolved again by the next thaw. That chloride solution works down through cracks, cold joints and worn membrane until it reaches the reinforcing steel, and once the concentration at the bar is high enough it strips off the alkaline film that had been protecting it. Corroding steel expands. Expanding steel breaks the concrete around it, first as a hollow-sounding delamination and then as a spall that drops a piece of slab onto the level below. De-icing chemicals are among the most thoroughly documented causes of parking structure deterioration in cold-climate markets, and this is the sequence behind that.
Presto Restoration restores and waterproofs above-grade parking structures across Kansas City: elevated decks, freestanding garages and rooftop parking levels. We install pedestrian and vehicular traffic-bearing membrane systems, replace horizontal and vertical expansion joints including their hardware, and upgrade a deck to a higher-performing system where the owner wants one. Drive lanes, parking bays and stair towers are waterproofed and joint-sealed in the same scope. Above-grade parking is the only work this practice does, which is why the crew on your deck is not learning it on your deck.
OUR PARKING DECK RESTORATION SERVICES IN KANSAS CITY
From traffic coatings to expansion joint replacement, our parking deck services are built around the two things that actually take a Kansas City deck apart: chloride from de-icing salt, and water that freezes inside the slab.
A traffic membrane has an unforgiving job. It has to keep water out of the occupied space below while taking tire scrub, vehicle loads, oil and fuel spills, snow plow and shovel contact, a wide thermal range, and the chloride load that arrives every winter. We install high-performance traffic-bearing membranes on vehicular drive lanes and parking bays, and pedestrian-rated systems on walkways, stair towers and rooftop amenity decks. They go down as seamless liquid urethane and polymer coatings bonded to the concrete, so there are no laps for water to exploit, and the wear course on top takes the abuse instead of the slab. Installation follows the manufacturer’s specification, including its substrate moisture and temperature limits, and is documented so the warranty actually stands up.
The horizontal joints crossing a garage’s drive lanes exist so the structure can move as the temperature changes, and in this climate they move a long way. When the seal or the hardware gives out, water goes straight through the deck to the level beneath and takes whatever is dissolved in it along. We replace horizontal expansion joints complete, hardware included. We can match the existing system in kind or move you onto a newer product line, and because we have installed systems from effectively every major joint manufacturer the choice gets made on your structure’s movement range and traffic volume rather than on what happens to be on the truck.
Where a deck meets a wall, a column or an adjoining structure, the vertical joint is absorbing a different kind of movement from a drive-lane joint and wants a different installation technique. We cover the whole range: full system replacement, hardware swaps, resealing and localized repair. These joints are quietly one of the most persistent water paths in a garage, and closing them properly keeps chloride-bearing water away from the concrete and reinforcement immediately around them, which is where corrosion usually starts.
A parking structure only stays dry when every path is dealt with, not just the membrane. That means control joints, construction joints, cold joints, and every penetration where a drain, a conduit or a structural element passes through the slab. We build the waterproofing program from silicone, polyurethane and polymer sealants chosen per joint profile and exposure. Drainage matters more here than almost anywhere else on the building: a drain that backs up in February leaves standing meltwater on the slab to freeze again and again, so the detailing at drains, scuppers and penetrations is usually what decides whether a deck stays watertight for decades or gets patched every couple of years.
Control joints, cold joints and smaller construction joints carry some of the hardest-working sealant in the structure and rarely get looked at until something drips. Under wheel loads, standing water and a wide annual temperature swing, that sealant cracks and debonds early. We cut out the failed material, prepare each joint to the manufacturer’s requirements with backer rod and primer where they are called for, and install traffic-rated sealant. Sound joints are what keep water from getting under the traffic membrane and into the slab, which is the failure pattern we find again and again in garages that were waterproofed a piece at a time.
Our Parking Deck Restoration Process in Kansas City
Every parking deck project moves through the same five phases, and the middle one carries the most weight: establishing how far the chloride has already got before anybody specifies a coating to go over it.
Parking Structure Assessment
We cover the whole garage: traffic membrane condition, horizontal and vertical expansion joints, joint sealant, drains and scuppers, and any active leaking, efflorescence or rust staining on the levels underneath.
Diagnostic Testing
Water in a garage rarely appears below the place it entered. Targeted water testing and tracing identify which joint, membrane area or penetration is responsible, and sounding the slab finds the delamination that has not spalled yet.
Scope & System Selection
We choose traffic membranes, joint replacements and sealants to suit your structure and its traffic pattern, and phase the program so the garage keeps as many stalls in service as it can.
Restoration Installation
Crews work the deck in sections so part of it stays open throughout. Materials go in to the manufacturer's specification, with close control of substrate preparation, slab moisture and cure time, none of which is negotiable in cold weather.
Closeout & Warranty
You get the warranty paperwork, product data sheets, before-and-after photography and a maintenance routine for every system installed, including when to wash the salt back off.

Kansas City Parking Deck Restoration FAQs
How often does a parking deck membrane need replacing in Kansas City?
Traffic-bearing membranes generally give 10-20 years, depending on the system, the traffic volume and how well the deck has been looked after. Exposed top decks come in at the short end of that, because they take the whole winter: salt, standing meltwater, plow and shovel contact and repeated freezing, then a summer of UV on top. Covered pedestrian areas last longest. An inspection every 5 years finds a worn membrane while the problem is still the membrane and not yet the slab.
What are the warning signs on a Kansas City parking deck?
Water dripping onto parked cars, or staining spreading across the soffit below. Rust-colored streaks on the underside of the slab or running down a column. A hollow sound when the deck is tapped or chain-dragged, which means the concrete has already delaminated even though nothing has broken away yet. Cracks running in lines that follow the reinforcement. Membrane worn through, bubbled or lifting at the edges. Loose expansion joint hardware, or sealant that has pulled off a joint wall. Efflorescence on concrete. Standing water that never drains. The hollow sound is the one most people miss, and it is the one that matters most.
Can the work be done without closing the garage, and can it be done in winter?
The garage almost never closes completely. We phase the work by section so most of the stalls stay in use, set the sequence with property management, and give tenants notice before a lane or a level goes offline. Membranes do need uninterrupted cure time, so short phased closures are part of the job. Winter is a genuine constraint rather than a preference: traffic membranes and joint sealants have minimum application temperatures and slab moisture limits, so the bulk of deck work belongs in the warm months, and we will say so rather than install a coating that cannot bond.
Do my expansion joints need resealing or replacing?
Resealing changes the sealant and leaves the hardware where it is, which is right when the hardware is still sound and only the sealant has aged out. Replacement means taking the old joint system out and putting a new one in, and that is what you need once the hardware itself is worn, distorted or no longer taking up the movement. Freeze-thaw and salt shorten the life of the hardware and not only the sealant, so the question arrives sooner here than in a mild climate. We look at the real condition and tell you which of the two you have, including whether an upgrade to a newer joint system earns the difference in price.
How long does a Kansas City parking deck restoration take?
It follows the size of the structure and the scope. A focused membrane replacement on a small deck can be finished in 2-4 weeks. A full restoration of a large multi-level garage, with traffic coatings, joint replacement and complete sealing, more often runs 3-6 months. We set the schedule out during scoping, including which phases have to land inside the application-temperature window, so tenant notices and closures can be planned around it.
Does Presto handle permits for parking deck work in Kansas City?
Yes. Our project managers normally file the permit applications for deck restoration directly, through the City Planning and Development Department, and where a General Contractor is running other work at the property we coordinate with them instead. Presto carries nationwide general liability and workers’ compensation insurance and complies with all applicable local and state requirements on every project.
