Freeze-thaw sets the interval here, not age on its own. As a planning guide we suggest a full envelope inspection every 3-5 years, sealant replacement every 8-12 years, elastomeric coating renewal every 10-15 years, and masonry repointing every 20-35 years. The elevations that stay wet longest work off the short end of every one of those windows: north faces, anything below a failing coping or a blocked scupper, and the bottom few feet of a wall that catches splash off a salted sidewalk.

Yes, and most of our work is. Rope access keeps scaffolding and its footprint off the sidewalk and out of the parking count, which matters on a tight downtown lot. We put the loud operations outside peak hours where the building allows it, give notice ahead of every elevation we start, and phase the sequence so lobbies, loading and parking stay usable. On a Country Club Plaza block that also means keeping storefront visibility and pedestrian routes open through the retail day.

Height and scope set the duration. A focused sealant replacement on a mid-rise often finishes inside two to four weeks, while a full program of caulking, coatings, masonry and metal on a tall building usually runs three to six months. The season sets the calendar. Sealants, coatings and mortars all carry minimum application temperatures, so any scope that cannot be enclosed and heated gets planned into the warm months. We give a firm schedule once the building has been surveyed, and we say plainly which parts of the scope can carry over a winter and which cannot.

It depends on the systems specified, because a manufacturer’s warranty is tied to the product, the substrate and the way the substrate was prepared. We say at scoping stage what warranty each system carries and what would void it, and the full documentation is handed over at closeout with the product data sheets. Nothing about the warranty should be a surprise after the contract is signed.

Yes. Permit applications go through the City Planning and Development Department, and where the building is on the Kansas City Register of Historic Places we prepare the Certificate of Appropriateness submission for the Historic Preservation Commission, including mortar and unit-replacement samples where the review asks for them.
