Hail, Heat and Freeze Damage Repaired on Dallas Towers, Warehouses & Landmark Buildings

Commercial Building Restoration Experts Serving Dallas, TX

Dallas is the second most hail-exposed metropolitan area in the country, with roughly 2.1 million homes and about $980 billion of property inside the risk footprint. Hail is the headline, and it is not the whole bill. DFW records about 29 nights a year at or below freezing, and the same airport has recorded 113 °F — a 121-degree spread once you count the −8 °F on the other end. Every sealant joint on a Dallas building works through that range annually. The 37 inches of rain that fall here arrive in fewer, harder convective events than a Gulf market sees, and on 20 October 2019 an EF3 tornado tracked 15.76 miles through North Dallas and Richardson in 32 minutes, damaging roughly 4,000 structures: strip centres, office buildings with glazing blown in, warehouse roofs peeled back. Underneath all of it, Blackland Prairie clay shrinks and swells hard enough to crack open at the surface, working joints at grade and moving plaza slabs a season at a time.

Presto Restoration is a nationwide commercial contractor with more than 25 years of experience restoring and waterproofing high-rise buildings, parking structures and historic properties. On a Dallas building the specification question is impact, thermal movement and freeze cycling, not salt. So we choose roof and wall coatings that survive an impact event, sealants rated for a joint that never stops moving, and restoration products suited to 1970s and 1980s curtain wall, precast and polished granite as readily as to the load-bearing brick of the West End. We have done this work here already: the Meadows Building on Milton Street, a 1955 high-rise, came to us for oxidised aluminium window-frame restoration and full wet-glaze sealant replacement. Our coverage runs across Dallas County and out to Plano, Irving, Richardson and Garland.

Commercial waterproofing and elastomeric coating application on a Dallas TX building

Water enters a Dallas building through joints that thermal movement has already worked loose. We treat the above-grade envelope as one continuous system — wall assemblies, window and curtain-wall perimeters, plaza decks and joints at grade — sealed with membranes and sealants rated for a market that runs from ice storms to 100-degree afternoons inside the same year. To be plain about scope: we work above grade only, not on foundations or below-grade waterproofing.

In Dallas a facade has to stand up to impact as well as weather. Hailstones bruise coatings and dent metal, straight-line wind drives rain sideways into joints, and the daily temperature swing keeps every sealant line in motion. We rebuild the lot: full caulking and sealant replacement, architectural metal refinishing, glass restoration, elastomeric coatings, stone cleaning and sealing, and brick repointing on the older warehouse stock.

Parking deck restoration and waterproofing services in Dallas, TX

A Dallas parking structure takes it from two directions. Traffic, dripped fluids and tyre wear grind the membrane from above, while the exposed top deck cycles through roughly 29 freezing nights and summer surface temperatures far above the air temperature. Hail lands on that same unprotected deck. Once a traffic coating wears through and an expansion joint lets go, water reaches the rebar and spalling begins. We reverse the cycle with traffic coating systems, concrete repair, expansion joint replacement and above-grade structural waterproofing.

Tearing off a commercial roof in Dallas is expensive and often unnecessary. Restoration can buy a serviceable roof another 10 to 20 years at a fraction of replacement cost. We install silicone and elastomeric coating systems, rebuild flashings and penetration seals, and correct ponding before it becomes a leak. In the metro that ranks second in the nation for hail exposure, that also means specifying systems that absorb an impact event and keep working. Reflective finishes then cut deck temperature through a long North Texas cooling season and trim what the chillers spend.

Historic building facade preservation and restoration services in Dallas, TX

Dallas keeps its oldest commercial fabric in the West End, where turn-of-the-century red brick warehouses of one to six storeys once faced the railyards, and in Deep Ellum, where early twentieth-century industrial and commercial buildings still line the streets east of downtown. These are load-bearing masonry walls rather than cavity walls, and they manage water by absorbing it and giving it back. Work on them needs period-correct mortar, honest craftsmanship and a Certificate of Appropriateness from the Dallas Landmark Commission. We work alongside owners, architects and the Commission to stabilise what is there and renew original detail.

A leak in a Dallas building rarely announces where it started. Wind-driven rain from a convective storm can enter three floors above the stain, and hail is worse still: a bruised membrane or a fractured coating can look sound from the ground and leak months later. Our diagnostic specialists find the real failure using controlled water testing, infrared thermography where conditions allow, moisture meter surveys, drone imaging and hands-on facade inspection. The documented findings turn a restoration scope into verified fact instead of educated guesswork.

Why Dallas Property Owners Trust Presto Restoration

For more than 25 years Presto Restoration has protected commercial buildings across the United States, and the crews on your Dallas building know how North Texas actually behaves: what a hailstorm does to a coating, how 29 freezing nights work a joint apart, what Blackland Prairie clay does to a plaza deck at grade, and what the Dallas Landmark Commission expects on a West End facade.

25+ Years of Commercial Experience

More than 25 years of restoration and waterproofing across the country, including completed project work in Dallas itself, gives our crews a depth of field experience few contractors working North Texas can match.

Trained High-Rise Access

Presto’s in-house programme certifies technicians in industrial rope access and swing-stage work, so a tower in Uptown or an office block on the LBJ corridor can be restored at any height without shutting the building down.

Proprietary Restoration Products

We formulate and manufacture our own glass, metal and stone restoration products, engineered to outlast off-the-shelf alternatives under high UV and hard thermal cycling. Explore the full line at PrestoRestorationProducts.com.

Non-Union, Nationwide Contractor

Working non-union keeps our pricing competitive and our scheduling flexible, which matters in a metroplex where one hail season can fill every contractor’s calendar in a week. It has never meant relaxing a quality standard.

Our Local Dallas, TX Support Network

Covering a metroplex that runs from the Downtown and Uptown core out through Las Colinas and the northern suburbs takes more than a crew that visits. Presto coordinates with specialised North Texas support networks so clients get complete building care, from major envelope restoration down to routine facility upkeep.

For everyday upkeep and localised facility services, property managers are welcome to go straight to our sister divisions:

Building Restoration Dallas: Localised structural repair and high-rise exterior preservation.

Building Maintenance Dallas: The scheduled, preventative work that keeps a Dallas property ahead of the next hail season.

Building Services Dallas: Day-to-day commercial building support across the Dallas market.

Frequently Asked Questions About Building Restoration in Dallas, TX

Presto works across the full range of Dallas commercial stock: 1970s and 1980s glass, precast and polished-granite office towers downtown and in Uptown; suburban precast campuses along the LBJ corridor and in Las Colinas; converted warehouse and light-industrial buildings in Deep Ellum and the Design District; turn-of-the-century load-bearing brick in the West End; plus hotels, hospitals, government facilities and parking structures. Every exterior surface type is in scope — curtain wall, metal panel, precast, granite, stone, brick, stucco, EIFS, concrete and roofing.

Four things, in roughly this order. Hail comes first: Dallas ranks second among US metros for hail exposure, and impact bruises coatings, dents metal and fractures membranes without always looking like damage from the ground. Second, thermal movement — the recorded range here runs from 113 °F down to −8 °F, and joints cycling through it give up their sealant years early. Third, roughly 29 freezing nights a year drive water trapped in a joint through repeated freeze cycling. Fourth, wind: the EF3 tornado of 20 October 2019 damaged around 4,000 structures across North Dallas and Richardson, blowing glazing in and stripping roofs. Blackland Prairie clay then adds slow movement underneath, opening joints at grade.

Scope and height set the schedule. A focused caulking and sealant replacement on a mid-rise usually runs two to four weeks. A full facade restoration on a 20-storey-plus Downtown or Uptown tower more often runs three to six months. Our project managers phase the work by zone and coordinate with building management so tenants, lobbies and garages stay usable throughout. Autumn is the best window in North Texas: mild, past peak convection, and it puts the envelope in condition before the freeze cycle starts.

Yes. Our team routinely manages permit applications with City of Dallas Building Inspection, which works from a 2021 IBC basis. In a landmark district such as the West End, exterior work also needs a Certificate of Appropriateness, decided by the Dallas Landmark Commission, and we prepare that submittal and carry it through. Where a general contractor is running broader construction on site we coordinate permitting through them, and owners who prefer to pull their own permits are welcome to. Presto carries nationwide general liability and workers’ compensation coverage on every project.

Maintenance is recurring and largely cosmetic — window washing, pressure cleaning, touch-ups — and it keeps a property presentable. Restoration is corrective: rebuilding failed waterproofing, replacing spent sealants, repairing spalled concrete and corroded metal, and re-establishing the envelope’s ability to keep water out. In Dallas the distinction matters most after a hailstorm, because a roof or a coating can look clean and still have lost the ability to shed water.

Look for caulk joints that are cracked, shrinking or pulling free; rust bleed running below metal components; spalled concrete or exposed rebar; interior stains that show up only after a wind-driven storm; efflorescence blooming on brick; hail dents on metal copings, flashings and roof-mounted equipment; and glass that stays hazy however often it is cleaned. Any of those is active envelope failure rather than a cleaning problem. Tell us what you are seeing, on the phone or through Request A Quote, and our team will tell you what it usually means.

Dents along a coping, a caulk joint that has pulled open, a stain that only appears after a hard rain — those are the three things Dallas owners ring us about most, and they usually mean different repairs. Describe what the building is doing and we will tell you which one it looks like.
